Job Overview

Property Type: Stabilized, mid‑rise

Unit Count: 386

Schedule: Tuesday through Saturday 8 am‑5 pm. On‑call required.

Requirements: 1–2 years of related experience; hands‑on experience in basic plumbing, electrical maintenance, and unit turnover processes.

Essential Responsibilities

Complete assigned work orders generated from resident requests for service and preventative maintenance, diagnosing defects and making repairs in accordance with established policies and safety standards.

Complete the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins by conducting pre‑move‑out inspections, creating a punch list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting completed work.

Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department, tracking inventory and returning unused items.

Complete documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately tracked.

Assist in maintaining the grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense control programs by fixing rather than replacing parts when possible and practicing the correct use of tools and equipment.

Other Responsibilities

Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required training on OSHA and other safety laws, and reporting accidents and incidents promptly and accurately.

Periodically inspect work performed by contractors and vendors to verify the work, materials, and services meet quality standards and specifications.

Physical Demands

Stand, walk, and/or sit for extended periods of time; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.

Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Rare or regular travel may be required to assist other properties as needed.

Work a flexible work schedule, including taking “call” during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (applies to certified service technicians).

All certifications required by State and Local jurisdictions (applies to all service technicians).

Valid driver’s license to operate a golf cart on property (depending on property size).

Compensation The hourly range for this position is $22.12 – $27.00 (San Jose). The position may also be eligible for weekly, monthly, or quarterly bonus programs based on individual and company performance.
