Manage associates responsible for general operating maintenance and repair of buildings and grounds to maintain proper care of the assigned community(s) in accordance with current federal, state, and local standards/regulations and company policies. Supervise the maintenance, housekeeping, and laundry (if applicable) staff, including hiring, training, evaluating performance, resolving disciplinary issues, and firing. Direct workers engaged in maintenance and upkeep of the interior and exterior of the community. Inspect completed work for conformance to standards and policies. Oversee scheduled maintenance on HVAC, elevator, fire and sprinkler equipment, generator, landscape, kitchen equipment, and emergency pull cord equipment. Coordinate maintenance requests by residents for items needing repair in their rooms, including plumbing, electrical, heating, and lighting needs. Oversee repairs and maintenance of buildings including vacated rooms in a timely manner (painting walls, cleaning carpets). Ensure walls, floor coverings, doors, and woodwork in common areas are properly maintained. Maintain positive communication with local fire marshal, building inspector, state elevator inspector, and other governing jurisdictions. Assess plumbing and electrical problems and determine the best course of action within local and state codes. Review safety data sheets (SDS) as requested for hazardous chemicals and take necessary precautions. Assess property damage and file property damage claims according to company policy. Respond to resident or community emergencies as needed. Qualifications
Education and Experience
High school diploma or GED; two to three years related experience and/or training; or an equivalent combination of education and experience. Certifications, Licenses, and Other Special Requirements
Valid State Driver’s License required for vehicle travel, as needed. Management/Decision Making
Applies existing guidelines and procedures to make varied decisions within a department. Uses sound judgment and experience to solve moderately complex problems based on precedent, example, reasonableness, or a combination of these. Knowledge and Skills
