The Role
The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service to our residents. This includes quality move-in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the maintenance of the property.
Qualifications
At least 3 years of multifamily property maintenance experience.
One year of supervisory experience required.
Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
HVAC and CPO certifications are highly desired.
Valid Driver’s License.
Very strong organizational skills and ability to handle multiple priorities.
Solid interpersonal and customer service skills.
Must be available for on-call and weekend work.
Key Accountabilities
Resident Relations and Customer Service: demonstrate customer service skills, respond to questions, address complaints, assign work orders with efficiency and urgency, and maintain a positive image of the community.
Maintenance Management: coordinate, schedule, and respond to work orders; ensure repairs are necessary for common areas and units; manage inventory and budget adherence; maintain preventative maintenance; supervise safety and compliance; manage on-call emergencies; ensure proper documentation and records.
Staff Leadership: supervise and train maintenance staff, monitor progress, support performance evaluations, and participate in safety meetings.
Adherence to Policies: follow safety, regulatory, and company policies; ensure compliance with Fair Housing, ADA, OSHA, and related laws; promote safe work practices.
Physical Demands & Working Conditions
Essential staff; may be required to work during inclement weather.
Frequent standing and walking; reading, writing, and verbal communication.
May work in elevated sites or on uneven ground; occasional bending, twisting, pushing, pulling.
May travel to sister communities to provide maintenance support.
