Job Description: The Project Manager, Construction's primary role is to manage the planning and execution of construction projects from start to finish. Our APMs work collaborative with the Superintendents and Project Engineer making sure the project meets schedule, budget, and quality. Working out of a job site, this position will be managing one project at a time.
Essential Roles You Will Play:
Working with Lead Project Managers on the project budget upon GMP execution, including cost estimating, cost reporting, change orders, and profit projections.
Working with Lead Project Managers on the Procurement of all Subcontracts and Purchase Orders and help to ensure complete scope is established for the project (no gaps or overlaps).
Working with Lead Project Manager on the subcontractor pay applications, request purchase orders, change orders and review invoices.
Working with the Project Engineer to review RFI responses and process change orders accordingly.
Maintaining and providing project status and progress reports to the Construction Team including but not limited to: Buyout Summery Monthly Report, Owner and Subcontractor Change Order Log.
Overseeing the organization and tracking of all close-out documents, including subcontract and vendor close, final payment and records retention with the Project Engineer.
Providing support to Project Superintendents and Project Managers on everything necessary (buyout, materials, information, compliance) in a timely manner for successful execution of the project.
Working with Construction Team to perform monthly schedule updates and distributing it out to Development as well as Subcontractors/Vendors.
Working with the Project Engineer and Superintendents to ensure materials are delivery on time.
Reviewing design documents and submittals thoroughly to ensure all required details are provided and coordinated amongst themselves.
Managing the three-phase quality control program for each feature of work:
Pre-installation meeting
First install verification
Ongoing observations
Engaging manufacturers and AHJ, if applicable, in a proactive manner to ensure their requirements are incorporated into the process in time.
Working side-by-side with the Construction Team, and with consultation Safety Manager, ensuring a safe work jobsite for not only RangeWater employees but all Subcontractors and general public.
Overseeing required compliance and all necessary reporting in accordance with RangeWater Construction’s Safety Program.
Working with Lead Project Manager to oversee the insurance program(s) in place for the project and ensuring complete adherence to its requirements:
OCIP/CCIP
Builder’s Risk
Auto/WC/Pollution/Professional Liability
Subcontractor Default Insurance/Bonding
Leading by example, upholding RangeWater’s integrity standards and strong reputation at all times.
Developing and maintaining key subcontractor and design consultant relationships.
Open partnership with Development Managers and Development Construction Managers in proactively resolving Project’s challenges.
Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater’s policies and performance expectations.
Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity.
Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
