Residential Lending Compliance Specialist (onsite) – Newtown, CT Newtown Savings Bank is seeking an organized, detail‑oriented professional to join our Loan Servicing Department as a Residential Lending Compliance Specialist. This onsite role ensures adherence to Home Mortgage Disclosure Act (HMDA) and Community Reinvestment Act (CRA) regulations; assists with residential mortgage compliance matters; analyzes data; maintains supporting documentation in loan files; and prepares and maintains daily and monthly reports for management, including Key Performance metric reports. The position has an onsite requirement at our Corporate office in Newtown, CT, with a remote option of one day per week.

Primary Responsibilities

Complete HMDA review of all Residential and applicable Commercial loans (originated and non-originated). Document and ensure accuracy of HMDA data fields. Identify errors and implement corrective actions and training as needed.

Review documentation to ensure supporting materials are in the correct location to support data integrity.

Assist with identifying and documenting Community Development Loans for the annual CRA submission.

Adhere to HMDA (Regulation C) and CRA (Regulation BB) compliance requirements; stay current with regulatory changes; update procedures and processes as necessary.

Conduct quarterly HMDA and CRA quality checks and submit LAR spreadsheets to management within one month after each quarter end.

Provide quarterly exception reports to management.

Export HMDA data files from Encompass for upload to HMDA Wiz (monthly).

Assist with the preparation of the annual HMDA Loan Register (LAR) and CRA LAR in coordination with the Loan Servicing Manager.

Maintain files of non-originated commercial loans and archive as needed.

Assist with internal and external audits and support sales and operations staff with compliance questions and loan‑level issues.

Assist in researching compliance questions/issues and provide guidance on interpretation of regulations (e.g., ATR/QM, TILA-RESPA, HMDA, ECOA, state and federal laws, pricing, NMLS).

Support compliance monitoring for residential lending origination and loan servicing business lines as needed.

Research and resolve compliance questions or issues; communicate interpretations of regulations.

Track daily Index Rate changes in INSIGHT.

Monthly, complete a Customer Due Diligence (CDD) questionnaire for new loan‑only relationships in Verafin.

Complete Key Performance Indicator (KPI) reports as assigned.

Provide assistance to Loan Servicing as needed to support cross‑team collaboration and organizational goals.

Position Requirements

College degree with 1–2 years of related experience preferred, or a high school diploma with 4 years of related experience.

Knowledge of state and federal HMDA and CRA regulations and other related regulations (e.g., Reg Z, RESPA, ECOA) is helpful.

Strong attention to detail, analytical skills, and highly organized approach.

Ability to prioritize multiple tasks in a deadline‑driven environment with urgency and responsiveness.

Proficiency in Microsoft Excel and Word; ability to adapt to other software applications.
