Preconstruction Manager - Luxury Homes - Large Project Pipeline Salary range: $100,000.00/yr - $150,000.00/yr This Jobot Job is hosted by Brian Moriarty. A South Florida home builder and general contractor is looking for a couple construction managers. Responsibilities
As a Permanent Estimator, your responsibilities will include Preparing detailed cost estimates for luxury home construction projects by analyzing the plans and specifications and identifying the costs associated with the project. Evaluating the feasibility and financial profitability of potential projects. Coordinating with project managers, architects, and clients to develop comprehensive understanding of project specifications and requirements. Conducting research to obtain data on labor costs, materials, production times, and location-specific considerations. Reviewing material and labor requirements to decide whether it is more cost-effective to produce or purchase components. Preparing and maintaining a directory of suppliers, contractors, and subcontractors. Setting up cost monitoring and reporting systems and procedures. Establishing and maintaining tendering processes, and conducting negotiations. Documenting and communicating any potential risks or challenges associated with the cost estimates. Qualifications
To be considered for this role, you will need A bachelor's degree in Construction Management, Engineering, or a related field. A minimum of 5 years of experience in construction estimating, preferably within the luxury home market. Extensive knowledge of construction methods and materials, costing, scheduling, and estimating software. Strong analytical and critical thinking skills, with a high level of accuracy in calculations and forecasting. Excellent communication and negotiation skills, with the ability to present cost estimates in a clear and concise manner. Proficiency in relevant estimating software such as Timberline or HCSS. The ability to work under pressure, meet tight deadlines, and handle multiple projects simultaneously. Strong organizational and project management skills. A proactive problem-solver who can adapt to changes in work scope and project schedules. A team player with a strong work ethic, who is also capable of working independently when required.
