MAINTENANCE SUPERVISOR
The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee staff and vendors to ensure maintenance of the property.
Responsibilities
Maintenance Management
Regular/daily onsite attendance is required
Coordinate, schedule, and respond to resident/management requests and work orders
Ensure all repairs and replacements necessary for community common areas and units
Inspect grounds, buildings, and other community features daily to identify, minimize, and correct hazardous property conditions or liability concerns
Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager
Maintain a preventative maintenance program that extends the life of the community while minimizing future repairs
Maintain a well-organized and properly stocked maintenance shop while adhering to safety standards and OSHA guidelines
Maintain hazard communications program; teach and promote safe work practices
Participate in unit inspections as requested
Responsible for essential control of community
Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress
Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model unit
Participate in on-call emergency at community
Plan for and utilize property resources, equipment, and supplies economically
Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency
Personnel Management
Under the direction of the Community Manager, supervise, train, and schedule maintenance activities
Check the work progress of maintenance staff daily; provide immediate assistance and instruction as needed
Provide Community Manager input regarding employee performance evaluations
Ensure staff development through ongoing training, coaching, counseling, and guidance in line with Asset training benchmarks
Promote harmony and quality job performance of staff through support and effective leadership
Customer & Resident Relations
Manage excellent customer service and monitor service request turnaround and responsiveness
Project a favorable image of the community to achieve property objectives and public recognition
Ensure consistency in dealing with residents on all matters
Enforce policies of the community as delegated by supervisor
Education/Experience
High School Diploma or Equivalent
EPA & CPO certification required; HVAC desired
Ability to understand and perform all on-site software functions; basic computer skills required
Basic knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements MS @ Small – Mid Sized Properties with smaller staff
Regularly move about to accomplish tasks, communicate with others, and perform repetitive motions; able to work overtime, weekends, and on-call emergencies
Move through various environments, including tight spaces; climb stairs and ladders; operate machinery and tools; lift 100+ lbs as needed; work outdoors in varied weather; exposure to hazardous chemicals
Occasionally remain in a stationary position for extended periods
MS @ Large Sized Properties with large staff
Move about to accomplish tasks and supervise multiple work sites; handle varied environments and equipment
Be prepared to work overtime, weekends, and on-call emergencies; manage heavy physical tasks
Occasionally remain stationary for prolonged periods; handle heavy lifting and exposure to chemicals
License/equipment
Must have reliable transportation due to the emergency on-call requirement
Salary Range : $36 per hour to $40 per hour
