The Maintenance Supervisor is responsible for all maintenance operations of the community, including service requests, preventative maintenance, personnel management, compliance with safety standards, and customer service. The Maintenance Supervisor works alongside the Community Manager to oversee the activities of assigned staff and vendors to maintain the property. Essential Duties & Responsibilities

Maintenance Management: manage maintenance activities, service requests, and preventative maintenance programs; coordinate, schedule, and respond to resident/management requests and work orders. On-site presence: regular/daily onsite attendance is required. Maintenance planning and execution: ensure repairs and replacements for common areas and units; inspect grounds and building features daily to identify hazardous conditions; manage and order maintenance supplies within budget; maintain safety standards and OSHA guidelines; participate in unit inspections; assist with make-ready tasks; and monitor progress of work orders to ensure timely completion. Resource management: plan for and utilize property resources, equipment, and supplies economically; obtain bids/pricing from vendors and contractors as needed. Leadership: supervise, train, and schedule maintenance staff; monitor daily progress; provide coaching and guidance; promote quality performance and teamwork. Customer & Resident Relations: manage customer service quality and service request turnaround; uphold a professional image of the community and enforce community policies. Education/Experience

High School Diploma or Equivalent EPA & CPO certification required; HVAC desired Ability to understand and perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

MS @ Small – Mid Sized Properties with smaller staff: Regular movement, communication, repetitive motions; ability to work overtime, weekends, and night hours (on-call property emergencies); lift and place objects of 100+ lbs; exposure to outdoor weather and hazardous chemicals. MS @ Large Sized Properties with large staff: Regular movement, climbing stairs/ladders, operating machinery and power tools; exposure to outdoor elements; ability to work overtime, weekends, and nights (on-call). Licenses/Equipment

Must have reliable transportation due to the emergency on-call requirement. Salary
