Role Overview
We value new talent! Join us and receive a $500 signing bonus after 90 days of employment! As the Maintenance Supervisor, you’ll perform a wide variety of maintenance, supervisory, and administrative tasks. The Maintenance Supervisor is responsible for the pleasing appearance and the proper physical operation of the property. The role supervises two or more staff as part of the Service Team. It is a “working supervisor” position, involving direct maintenance or repair work across buildings, grounds, and systems (mechanical, plumbing, HVAC, electrical, and electronic). The Maintenance Supervisor builds a positive work environment, collaborates with staff, vendors, residents, and management, delivers customer service, and participates on the community management team. In a residential setting, strong communication and customer service skills are essential.
Key Responsibilities
Oversee work of all vendors contracted to service the facility; develop positive relationships with vendors in the best interest of the property and residents.
Select, train, supervise, and evaluate Maintenance Technicians, Groundskeeper, Work Study Student Residents, and Housekeeper (position availability varies by property).
Develop specifications for work in consultation with the GM; review and disseminate specifications from the corporate office to vendors.
Review vendor bids, consider cost, prior experience, references, and quality timelines to assign work.
Negotiate with vendors for better pricing or revised schedules when appropriate; document changes in writing with vendor and GM signatures.
Review on-site vendor work, inspect completed work against specifications and standards, and escalate issues as needed.
Review and manage vendor contracts for value and quality; discuss recommendations with the GM and implement as appropriate.
Manage facilities-related budget areas and service request workflow to ensure smooth property operations.
Collaborate with the GM to establish timely, detailed procedures for receiving service requests from office staff.
Assign work to staff and self; ensure office staff have information and tools to respond to residents, especially if repairs are delayed.
Document daily work completed in the management/accounting system; assess staff performance and resident feedback.
Discuss with the GM budget-related facilities matters and purchasing authority for the Maintenance Supervisor; ensure compliance with budgeted levels.
Plan and execute Turn processes in late winter; obtain bids, select vendors, and coordinate Turn activities with corporate standards.
Maintain ongoing communication with vendors and staff during Turn; train and involve maintenance, grounds, housekeeping, and student staff as appropriate.
Evaluate Turn outcomes with the GM and document lessons learned for future planning.
Maintain high productivity through reliable attendance and report any attendance or disciplinary issues to the supervisor.

You Have (Qualifications)
Proficiency in MS Office applications
Strong verbal and written communication skills
Strong problem solving, organizational and customer service skills
Ability to supervise and motivate staff
Ability to work without direct supervision
Knowledge of safe use of cleaning agents and equipment
Basic math skills (adding, subtracting, multiplying, dividing)
Ability to interpret data and prepare simple reports
Certifications may include: EPA Certification (Type I and II), HVAC Certification, CPO Certification (pool), and other state-required licenses
High School education or equivalent is a plus; prior experience in business accounting and property management is a plus
1 year electrical, painting, drywall and plumbing experience is a plus; 3 years related experience and/or training or equivalent combination of education and experience is a plus
Physical Requirements / Environment
Lifting up to 50 pounds
Full range of motion; standing, walking, bending, stooping, crawling, climbing stairs
Frequent use of hands for manipulation
Push/pull and reach overhead
Operation of a motor vehicle onsite, if applicable
Exposure to all weather conditions
