Facilities Manager Reports to: Director – Engineering and EHS Department: Supervises:
Facilities Maintenance Personnel and Contractors Organizational Relationships:
Lateral communications with all departments of the Division, other Divisions, and building maintenance duties. Basic Functions: To manage/supervise all aspects of Facilities Maintenance including housekeeping/cleaning and building/grounds maintenance. In charge of HVAC, electrical, scheduling waste removal, utilities, and pest control program. Controls all aspects of the facility upkeep through staff, contractors and Capital Improvements related to building upkeep. Manages work through a Computerized Maintenance Management System. Responsible for budget control related to above. Responsibilities: Manages staff (12-15) of mechanics, electricians, attendants, technicians, and clerk. Training and develops staff for coverage over 3 shift operation. Manages operation of main plant utilities including Boilers, Chillers, Air Compressors, DI Water Systems, Wastewater System and HVAC. Maintain policies and procedures to assure compliance with local, County, State, and Federal regulations, including strict enforcement of proper waste disposal, conducting in-house audits and troubleshooting on industrial hygiene issues. Performs audits, inspections, and interfaces with Customers on GMP building issues. Makes and follows up on safety recommendations to ensure they are satisfactorily concluded, working with plant departments to solve mutual safety problems. Assists in controls and monitors recycling and waste management programs, including hazardous materials, and wastewater systems. Responsible for approval of building related purchase orders. Researches, evaluates, and institutes energy management techniques and practices including maintaining any necessary compliance certificates as required. Advises management of cost reduction and profit improvement potentials brought about by new technologies involved with Building/Facilities/Production. Manages contact and contracts with utility companies. Monitors maintenance of departmental vehicles to ensure they are kept in good repair and meet all applicable regulations. Compiles reports and estimates as required on new or used equipment or vendors related to facility and grounds only. Assists in divisional compliance of all safety, fire, GMP and any other applicable codes or regulations. Management of the following programs: Preventative maintenance program Express maintenance request program Updating factory asset list with incoming equipment Major facilities changes through change control system Coordinates all inter-departmental moves, including furniture allocation, purchases, etc. Responsible for grounds maintenance which includes parking lots, outside building beautification and snow removal. Responsible for all other duties as assigned. Qualifications: Bachelor's degree with a minimum of 4 years’ experience, or a minimum of 10 years in a plant manufacturing environment with diversified background in administration, maintenance, and compliance subject areas. Knowledge of costs and standards regarding environmental, safety, fire, and building code standards. Ability to effectively communicate verbally and in writing ideas and thoughts. Ability to support 24-hour maintenance of facility through staff and contractors.
