Job summary The Maintenance Supervisor is a hands-on supervisor responsible for leading the maintenance team to ensure the property is in top condition. They oversee and perform technical and mechanical work to ensure the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. In coordination with the Property Manager, the Maintenance Supervisor supervises and schedules maintenance activities for all staff.

Full-Time, Hourly/Non-Exempt
Shift:
Monday – Friday 8 am – 5 pm
Compensation:
$30-$32 per hour
Essential duties
Supervise and schedule maintenance activities for the property and maintenance staff.
Supervise maintenance staff and communicate assignments and major tasks to be completed.
Complete and evaluate the daily/weekly completion of all work orders.
Monitor and maintain required permits for operating the property (e.g., pool, elevator).
Assist the property manager with supervising work by outside contractors.
Ensure all equipment is operated in a safe manner.
Create schedules and be available for on-call during after-hours, weekend, and holiday emergencies.
Inspect vacant units during and after make-ready activity.
Coordinate, schedule, and respond to service requests; establish service priorities and assign tasks to staff.
Repair/replace appliances, plumbing, HVAC, electrical systems as needed; perform routine maintenance.
Identify and schedule preventative maintenance (e.g., filter changes, power washing).
Develop and enforce maintenance schedules among staff.
Order supplies and manage the maintenance budget; assist the property manager in budgeting and procurement.
Obtain approval for major expenses and unbudgeted items.
Manage property maintenance personnel and foster a cohesive team in line with policies.
Ensure new-hire safety orientation and annual safety training; report workers’ compensation issues immediately.
Other duties as assigned.
Requirements
Minimum 2 years’ general residential maintenance experience at a LIHTC property.
Minimum 2-3 years' supervisory experience.
HVAC Certification; working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.
Certifications/licenses as required by local/state regulations.
Reliable transportation, valid driver’s license, and auto insurance.
Strong communication and customer service skills.
Ability to work on-call as scheduled and weekends/after hours as necessary.
Preferred
Bilingual or multilingual skills.
Pool Certification.
LIHTC property experience.
