Essential duties & responsibilities
Maintenance Management Regular/daily onsite attendance is required Coordinate, schedule, and respond to resident/management requests and work orders Ensure repairs and replacements for community common areas and units Inspect grounds, buildings, and community features daily to identify hazards and liability concerns Manage and order maintenance supplies within budget guidelines Maintain a preventative maintenance program to extend the community’s life and minimize future repairs Maintain an organized and stocked maintenance shop following safety standards and OSHA guidelines Maintain hazard communications program; promote safe work practices Participate in unit inspections as requested Maintain control of community operations and records for service requests, EPA/OSHA standards, preventative maintenance, and make-ready status Assist with general upkeep, maintenance, and cleaning of offices, common areas, and model units Participate in on-call emergencies at the community Plan and utilize property resources, obtain bids, and coordinate with vendors, suppliers, and contractors Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency Promote harmony and quality performance among staff through leadership Personnel Management Under the Community Manager, supervise, train, and schedule maintenance staff Monitor progress and provide guidance as needed Provide input on employee performance evaluations Ensure ongoing training and coaching in line with Asset training benchmarks Foster a collaborative team environment Customer & Resident Relations Maintain excellent customer service and monitor service request turnaround Project a favorable image of the community and uphold property objectives Ensure consistent resident interactions and enforce community policies as directed Education/experience
High School Diploma or Equivalent EPA & CPO certification required; HVAC desirable Ability to perform on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical requirements
Must move about the site, communicate with others, use hands and fingers for tasks, and be able to work overtime, weekends, and night hours (on-call emergencies) Move and work in various positions, in environments with stairs, ladders, ramps, and potential exposure to outdoor elements and hazardous chemicals Occasionally required to remain stationary for prolonged periods Licenses/equipment
Must have reliable transportation due to the emergency on-call requirement Salary and compensation: Asset Living considers factors such as skill set, background, certifications, and total rewards package including benefits, 401K with employer matching, and potential bonuses. Full-time employees receive paid sick days and company holidays. Salary Range : $34 per hour to $36 per hour This job description is a guide of duties and may be modified at any time.
