Position Title
Manager Engineering Operations Your role
The Manager Engineering Operations is the technical lead for all data center engineering operations at one or more facilities and is responsible for the direct supervision of facility and data center engineers. He/she reports directly to the Manager Data Center Operations and is responsible for the review/approval/implementation of SOPs/MOPs/EOPs for the site and the proper implementation and training of these procedures. The Manager Engineering Operations responsibilities include oversight of general facility operations and will work in conjunction with the site remote hands, security, and janitorial teams. The Manager Engineering Operations will have experience in data center mechanical, electrical, and plumbing systems. He/she will possess knowledge of large-scale data centers, including state-of-the-art electrical distribution systems, static and rotary UPS, emergency standby generation, fire alarm/suppression and monitoring systems. In addition, the MEO will be accountable for the coordination and completion of all significant planned and emergency maintenance events for the facility and confirm these activities are executed in a controlled and proven method to ensure the reliability of the critical loads supported by these systems. The MEO is ultimately responsible for identifying, evaluating, and executing operational strategies with the local site engineers to achieve the highest level of availability. What You’ll Do
Complete understanding of the following DLR and site related items: facility layout and operation of MEP systems and the ability to illustrate site specific system one-lines; equipment nomenclature standards and equipment locations; facility drawings and equipment specifications for standard and non-standard assets; equipment sequence of operations (SOO’s), standard operating procedures (SOP’s), and emergency operating procedures (EOP’s); customer SLA’s and engineering specific lease obligations critical to data center operations; all facility EOPS; BMS alarm functionality, alarm escalation/acknowledgement, and ability to extract data and trends; DLR event management, event escalation, and incident reporting procedures; root cause analysis following an event along with the creation of a customer facing executive summary; CMMS (including creating, editing, implementing, and closing change management work orders); incident reports following site incidents; maintenance and operations standards, scheduling of vendors and internal labor to support site efforts; Digital Realty’s Environmental and Occupational Health and Safety standards. Execute all aspects of data center engineering including operation, maintenance and repair of all mission critical equipment and systems supporting a 24x7 data center operation to achieve 100% uptime and 100% compliance with all customer SLAs. Supervise MEP construction activity and installations, coordinate with internal/external resources, witness testing during commissioning, validate sequence of operations and receipt of operational documentation. Develop and supervise local engineering team to ensure adherence to SOPs, SOOs and maintenance standards to guarantee execution of the maintenance program and calendar, control labor costs, and enforce efficiency. Lead change management processes including creation/review of MOPs for risk-level maintenance and oversee those maintenances. Conduct walk-throughs for high-risk transfers and serve as a resource for staff questions regarding facility issues. Troubleshoot site mechanical and electrical systems and manage technical and operational incidents, including emergency response, resource coordination, customer communication, root-cause analysis and post-event remediation. Review rounds/inspections for normal operation, trends, and anomaly detection; identify trends and risks; track operational metrics for leadership oversight and long-term trend analysis. Develop, evaluate, and recommend improvements to complex equipment and system SOOs, SOPs, MOPs and EOPs; understand local customer business and datacenter operation; identify process improvements that generate efficiencies and present business cases. Support Real Estate Manager with expense management, budgeting, forecasting and reporting; assist in supervising general facility services (janitorial, landscaping, snow removal) to ensure contractual compliance. Support accreditation initiatives (SSAE16, SOC2, ISO 27001, etc.) as required; maintain compliance with health & safety standards and building codes; manage site spare parts inventory. What You’ll Need
5 years of related facility management experience in Data Center operations (or related electrical/mechanical engineering) leading data center operations teams in a large-scale environment. Bachelor’s degree in electrical or mechanical engineering preferred. Experience in construction, commissioning, acceptance and operation of mission critical systems (MEP, UPS, HVAC, generators, fire alarms, monitoring). Strong understanding of infrastructure redundancy configurations and risks (N+1, 2N, ATS/STS, failover). Proficiency in reading MEP drawings; knowledge of structured cabling, networking standards, and hardware installation (preferred). Experience with CMMS, DCIM, and power metering systems; ability to evaluate vendor work for quality and to manage vendor scope. Strong analytical, communication and leadership skills; ability to present to leadership and train staff; detail-oriented with strong organizational skills. Advanced proficiency in Microsoft Word, Excel, Outlook; familiarity with MS Project, Acrobat, Visio or AutoCAD. Ability to conduct meetings, trainings, and presentations; demonstrated management, prioritization, and conflict resolution skills. Ability to manage budgets and expenses; knowledge of energy efficiency improvements. Knowledge of local health and safety standards and electrical/building codes. A Bit About Us
