About the Role We are seeking an Acquisition Manager to join our Jacksonville team. This is not a remote role! You’ll work with high-intent seller leads generated from our multi-channel marketing (SMS, cold calling, direct mail, PPC, SEO, billboards, radio, and TV). Your job is to build relationships, evaluate properties, and close contracts that fit our investment criteria. This is a performance-driven position for someone who is hungry, personable, and thrives in direct-to-seller negotiations.
Key Responsibilities
Lead Response & Qualification – Respond quickly to inbound leads and appointment requests.
Call sellers, ask qualifying questions, and build rapport.
Pre-qualify properties and homeowners (condition, price, timeline).
Travel to homeowner appointments across Northeast Florida.
Build trust, present offers, and secure signed contracts.
Handle objections and structure win‑win purchase agreements.
Follow up consistently until deals are closed.
Run comps, analyze repair costs, and determine offer prices.
Collaborate with acquisitions team on pricing strategies.
Conduct virtual or in‑person offer calls when needed.
Maintain accurate lead pipeline in our CRM.
Document calls, appointments, and follow‑ups.
Use spreadsheets and SaaS tools to track performance.
Work closely with Lead Managers and Acquisitions Director.
Participate in daily training and coaching.
Provide input on improving lead flow and outreach strategies.
Requirements
Must live in or near Jacksonville, FL (on‑site role with travel).
Previous experience in real estate acquisitions or direct‑to‑seller investment sales.
Reliable transportation, valid driver’s license, and ability to attend in‑person appointments.
Strong interpersonal, negotiation, and rapport‑building skills.
Self‑motivated, coachable, and results‑driven.
Comfortable using CRM platforms, spreadsheets, and SaaS tools.
Excellent communication and organizational skills.
Full‑time availability, including some weekends.
Compensation
Training Phase: Base salary during onboarding period.
After Training: Commission‑based pay (performance‑driven).
Earning Potential: $125,000 – $175,000+ annually (realistic for successful team members).
Additional bonuses, incentives, and long‑term growth opportunities available.
