Position Overview
MDK, an innovative law firm, is seeking a highly detail-oriented Title Examiner to join our team. In this role, you will be responsible for conducting comprehensive title searches and examinations on residential real estate transactions, including standard sales and foreclosure matters. You will evaluate public records and legal documents to assess property title conditions, identify risks, and ensure clear and marketable title. This position requires a strong understanding of real estate documents, title practices, and underwriting principles, as well as the ability to work independently and resolve issues effectively. Responsibilities
Conduct thorough public record searches to determine the legal status and condition of property titles, primarily for residential properties. Examine documents such as deeds, mortgages, liens, judgments, easements, contracts, plat maps, and probate/estate records. Analyze chain of title to identify ownership, restrictions, encumbrances, and potential risks or inconsistencies. Evaluate and summarize legal documents to assess foreclosure, probate, and inheritance-related issues affecting title status. Compare and verify legal descriptions using Auditor’s maps, plat maps, deeds, and mortgage records. Make basic underwriting decisions within the scope of authority and procedural guidelines. Identify and resolve title issues such as missing, incomplete, or contradictory information. Communicate with county offices, attorneys, and other professionals to clarify or obtain necessary property information. Document all findings and outline any necessary actions to clear title defects. Review and ensure the accuracy of title reports and other documentation. Support overall team goals and performance expectations. Requirements
High school diploma or equivalent. Notary public preferred. Minimum of 2 years of experience in the title industry. Excellent problem-solving and decision-making abilities. Exceptional written and verbal communication skills. Strong computer skills, including proficiency in Microsoft Office Suite. Schedule & Benefits
