Base pay range $22.00/yr - $24.00/yr
Title Examiner / Title Specialist – Location: New Jersey/Pennsylvania (on-site or hybrid) – Type: Full-time.
About The Role We’re a creditors’ rights law firm handling foreclosure and default services in New Jersey and Pennsylvania. We’re hiring a detail‑oriented Title Specialist/Reviewer (Title Examiner) to analyze property titles for lenders and other creditors, identify and resolve defects, and ensure legal and client requirements are met throughout mortgage originations, foreclosures, and other recovery matters.
What You’ll Do
Search and analyze public records and title products (commitments, abstracts, plant/online indices) to confirm legal status of property in NJ and PA.
Determine ownership, encumbrances, and legal descriptions by examining deeds, mortgages, liens, judgments, vital records, plats, and map books.
Determine tax status and verify municipal charges; make and log tax‑collector/municipal calls.
Identify and resolve title defects (broken chains, invalid deeds, missing heirs, recording errors, easements/encroachments).
Foreclosure support: review foreclosure documents; determine proper parties to name; outline curative issues and identify senior interests.
Evaluate risk against underwriting and client guidelines; recommend proceed vs. cure.
Coordinate with attorneys, underwriters, paralegals, vendors, and municipalities to clear conditions quickly.
Prepare clear reports and curative notes summarizing findings, issues, and recommended actions; advise the client on legal condition of title.
Data entry: accurately record exam results in firm and client systems (e.g., LPS/Black Knight).
Meet daily productivity quotas while maintaining quality and compliance standards.
Stay current on NJ & PA law and practices relevant to title examination and foreclosure.
Position Requirements
Experience: Minimum 1 year of title examination/review. Preferred: foreclosure examination experience.
Tools: proficiency with Microsoft Office and internet research tools; comfort with client portals.
Skills: strong typing, meticulous attention to detail, concise written notes, and professional phone presence.
Knowledge: Real estate documents (deeds, mortgages, easements), judgment/lien priority, recording methods, tax‑sale nuances, and public records research in NJ & PA.
