The Leasing Consultant

executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Responsibilities

Perform sales and leasing activities in person to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting property tours, showing apartments, processing applications, credit screening, and criminal background checks; prepare the lease and move‑in package; ensure smooth move‑in and lease signing; complete accounting, financial, and administrative reports; and perform other duties as assigned. Design and execute offsite marketing activities to drive traffic, including resident referrals, employer outreach, internet marketing, social media, and other property marketing plans. Gather, analyze, and interpret market trends; stay informed of changes in technology, industry standards, and leasing tools and processes. Lease enforcement processes including inspections, evictions, collections, notifications, and related actions as outlined in the lease. Follow up with prospects and residents to finalize leasing decisions and renewals; support lease renewal programs and ensure renewal documents are signed on time; address concerns promptly and professionally. Maintain safety, cleanliness, and appearance of the property; report mechanical/electrical issues and incidents; ensure show units meet company standards. Resolve customer complaints and stay informed about market conditions to sustain occupancy and sales results. Other duties as assigned. Work Hours

Schedule 40 hours per week. Typical site hours may vary by location. Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements

Must be available to work on weekends when scheduled and able to perform essential job functions unaccompanied. Office environment with frequent exposure to outside elements; temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous. Qualifications

Education and Experience: Education: High School Diploma or GED Experience Preferred: Property management, sales, marketing, and customer service background sufficient to manage day‑to‑day operation of an apartment community. Advanced Skills: Communication, presentation, and delivery skills with ability to connect to people at all levels. Computer Skills: Proficiency in internet tools, word processing, spreadsheets, and database management; strong proficiency in property management software (preferably Entrata, Yardi, and/or One Site). Licenses and Certifications: Current valid driver's license Certifications: None Physical Requirements: Weight: Must be able to push, pull, lift, carry up to 20 pounds independently and 50 pounds with assistance. Mobility: Standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard use. Travel: Routine local travel may be required for meetings and training.
