The Leasing Consultant executes the property’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Essential Responsibilities

Perform sales and leasing activities in person to achieve revenue and occupancy goals: greet and qualify prospects, conduct property tours, process applications, credit screening, background checks, prepare lease and move-in packages, and ensure smooth move-ins and lease signings. Design and execute offsite marketing activities to drive traffic, including referrals, outreach programs, internet marketing, social media, and other marketing plans. Gather, analyze, and interpret market trends; stay informed of changes in technology, leasing tools, and standards. Lease enforcement processes: inspections, collections, notifications, evictions as outlined in the lease; take appropriate action. Follow up with prospects and residents to finalize lease decisions and renewals; support lease renewal program and ensure timely signed documents. Respond promptly to resident and owner concerns; solve problems and document requests. Maintain safety, cleanliness, and appearance of the property; report equipment malfunctions; inspect show units and common areas for quality. Stay informed about market conditions; develop short- and long-term marketing plans to sustain occupancy; follow policies related to concessions and programs to boost occupancy. Schedule 40 hours per week. Typical site hours may vary by location: Monday – Friday: 9am – 6pm Saturday: 10am – 5pm Sunday: 1pm – 5pm Essential Requirements

Availability to work weekends when scheduled; ability to perform the essential job functions unaccompanied. Office environment with exposure to outside elements; conditions may be unpleasant or hazardous. Qualifications Summary

Education: High School Diploma or GED Experience: Property management, sales, marketing, and customer service background preferred to manage day-to-day apartment community operations. Skills: Strong communication, presentation, and delivery skills; ability to connect with people at all levels. Computer: Proficiency in internet, word processing, spreadsheets, and database management; strong experience with property management software (preferably Entrata, Yardi, and/or OneSite). Licenses and Certifications

Current Valid Driver's License Certifications: None Physical and Travel Requirements

Must be able to push/pull/lift up to 20 pounds independently and 50 pounds with assistance. Frequent standing, walking, reaching, climbing, stooping, squatting; occasional sitting and keyboard use. Routine local travel may be required for meetings and training. Additional Information
