Community Association Manager I (Jr. CAM)

$25.00 - $28.00/Hourly DOE

Purpose This manager‑in‑training role is designed for individuals ready to pursue a career in community association management without prior CAM experience. The CAM I (Jr. CAM) will perform a variety of administrative and support functions while mentoring guides develop the required skills to independently manage a full portfolio as a CAM II.
Job Duties and Responsibilities
Carry out board policies and directives and effectively communicate updates to support teams.
Manage a small portfolio of assigned communities that may include single family, townhomes, condominiums, or commercial/industrial complexes.
Maintain current knowledge of governing documents, state regulations, and local ordinances applicable to each community.
Oversee the condition and recurring maintenance of properties in accordance with contractual terms; compile information and paperwork for board meeting packets (manager’s report, agenda, minutes, executive session items, architectural items, violation/work order reports).
Prepare annual meeting materials (signature cards, ballots, candidate statements) in compliance with state guidelines and governing documents.
Execute post‑annual meeting checklist and ensure banking and state information is updated.
Ensure all association maintenance and legal notice deadlines are met and documented in the system of record.
Adhere to the annual calendar and manage board and committee meetings.
Follow up on board meetings with minutes, to‑do lists, correspondence, vendor work orders, and violations.
Assist in preparing the annual budget with supervisor guidance.
Review and code invoices, monitor cash and reserve accounts for cash flow planning, issue check requests, review budget and financial reports, and work with accounting staff to address board questions.
Other duties and special projects as assigned.
Qualifications
High School Diploma (or equivalent); Associate’s Degree preferred.
Work independently with little oversight while delivering accountable results.
Strong organizational skills and ability to monitor records for pending deadlines.
Ability to read and interpret governing documents to maintain system information.
Proficient with technology, including phone systems, reports, and office equipment.
Experience with Microsoft Office (Outlook, Excel, Word).
Team player with a solid attendance record.
Professional and respectful demeanor with staff and guests.
Positive attitude and ownership mentality.
Strong problem‑solving and resource utilization skills.
Excellent written and verbal communication skills.
Ability to delegate to internal support team members while maintaining accountability.
Conflict resolution skills for board members or homeowners.
Special Position Requirements
Reliable transportation for site visits and availability for evenings and occasional weekend meetings.
Must drive in the dark if required.
Valid driver’s license, vehicle insurance, and driving record in compliance with company policy.
Essential Functions
Use standard office equipment (computer, phone, copier/scanner).
Stand and walk properties at ground level for up to 4 hours as needed.
Stationary for periods of time.
Relocate up to 25 pounds.
Travel to and from offsite locations.
Schedule & Travel
Monday‑Friday from 8:00 am‑5:00 pm.
Occasional long hours may be required to meet business needs.
