Overview
Middleburg is currently hiring an experienced Leasing Consultant to help manage the leasing process and assist with resident relations. We are looking for an enthusiastic person who enjoys helping customers, has a desire for excellence, works well in a fast-paced environment, and strives to meet goals.
Position Overview:
Leasing
Manage all aspects of the leasing process, including leasing apartments, maintaining lists of available apartments, responding to inquiries, qualifying prospective residents, showing apartments to company standards, and preparing move-in paperwork.
Generate interest in the community by touring the property with prospects and answering questions about amenities and local details.
Maintain market knowledge and conduct market surveys as required.
Use on-site property management software to track availability, traffic, leasing activities, and data for residents and prospects.
Recommend programs to increase qualified traffic and closing ratios; promote referrals and outreach programs.
Develop and monitor merchant/neighborhood referral programs and move-in materials.
Telemarket, cold-call, set appointments, and contact prospective businesses; follow up with prospects to finalize leases or renewals.
Administrative:
At move-in, inspect the apartment with the new resident and review leasing paperwork and rules.
Manage lease renewals, track expirations, and handle renewal notices and documents in a timely manner.
Ensure all fees and deposits are collected and that renewal documents are signed as required.
Comply with Fair Housing regulations and occupancy standards.
Marketing & Customer Service:
Execute marketing activities to drive traffic and create a positive first impression.
Maintain market knowledge through inquiries and market checks; review collateral and advertising with leadership.
Deliver exceptional service to residents to support retention and assist with resident events and property appearance.
Be available for emergencies, resident events, and community functions, including weekends.
Requirements
High school diploma or equivalent; Bachelor’s degree preferred.
1 year of customer service or sales experience; leasing experience is a plus.
Excellent English communication skills, both verbal and written.
RealPage experience preferred.
Basic computer skills in Windows; familiarity with Internet navigation and property management software.
Physical Requirements:
Requires use of telephones and computers; ability to walk and inspect apartments and grounds (including steps).
Occasional lifting up to 20 pounds; may require driving a golf cart.
Work Schedule & Location:
Weekdays and weekends; hours may vary to meet property needs.
