POSITION BRIEF
JLL is seeking a highly motivated and qualified individual to join our Rail Practice team in Fort Worth, TX as a Portfolio Manager. This position requires strong portfolio management skills and reports directly to the Vice President of Portfolio Management. You will be responsible for providing the highest quality service to Rail Practice Group (RPG) clients and have direct responsibility and accountability for managing a portfolio of client owned real estate within an assigned geographic territory.
A minimum of 10% travel within the assigned territory is required. This is a hybrid position subject to change upon client’s request.
Responsibilities
Serve as a Portfolio Manager of the RPG Portfolio Management Team and be the direct point of contact for a portfolio of client owned real estate within an assigned geographic territory.
Serve as a subject matter expert to both internal and external customers.
Consistently lead by example through both clear and professional communications and actions.
Manage the transaction activity process related to dispositions including obtaining all required stakeholder approvals, negotiation of property values, agreements, and working effectively with all required departments to efficiently close transactions.
Meet or exceed all goals and objectives within the assigned geographic portfolio.
Analyze and manage the client’s portfolio in a proactive manner by proposing transactions that will assure maximum value-added results for the client.
Be the subject matter expert for everything within the assigned geographic portfolio.
Process all purchase inquiries received for client owned property.
Identify client properties to be sold and/or leased.
Assemble and submit the information required by the client to approve properties for sale.
Proactively market client properties for sale.
Conduct site inspections of lease sites and property that might be considered for sale.
Monitor all critical dates and effectively manage the sale/disposition process.
Respond timely to all requests.
Consistently provide the highest quality service to Rail Practice Group clients.
Develop and maintain positive relationships with client’s internal departments as required.
Serve as an information resource for the client – conduct research, compile data and perform special projects.
Update and maintain the information related to your projects within the client CRM system.
Travel within the assigned territory as necessary (minimum 10% travel required).
Perform other related duties as needed.
Qualifications
Related bachelor’s degree.
Seven or more years of real estate experience, with direct transaction background.
Five or more years of direct railroad, right of way, or relevant real estate experience.
Valid real estate license(s) for the state(s) in which conducting business.
Strong leadership, organizational, interpersonal, analytical and communication skills.
Ability to work independently.
Thorough working knowledge of Microsoft Word, Excel, and Salesforce.
Location On-site – Fort Worth, TX
