The Construction Manager’s responsibility is to supervise the field construction of a project and to complete the Work on schedule, within the budget, and to the quality of workmanship specified. Responsibilities

Review the project in-depth to schedule deliverables and generate cost estimates Evaluate specifications for plan procedures, start and completion dates, and staffing requirements for each phase of the construction project Estimate the scope of work and obtain bids for comparison and completion of each job Examine contract drawings, specifications and other relevant documents for design or build issues, details, and possible code violations, and bring these to the attention of the Project Manager Assist the Project Manager and the Scheduling Manager in the development and refinement of the Project Schedule, and work with the Project Manager to keep schedules updated and ensure the job meets required dates Plan and review the Construction Program with the Project Manager including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment and manpower Coordinate, direct, monitor, and inspect the activities of the Subcontractors and Suppliers Verify that each Subcontractor has completed contractual requirements as a condition precedent to beginning work (Certificate of Insurance, fully executed Subcontract, Schedule of Values and Safety Program) Ensure that all required permits or licenses have been obtained and that all required safety notices are posted Cooperate with and direct the activities of inspection agencies and effect remedial actions indicated by their reports Receive and review Subcontractors' Daily Reports of work done and labor/materials employed Participate in the timely preparation of monthly requisitions Supervisory Responsibilities

Supervise vendors, independent contractors and subcontractors adhering to all government laws and CIM Policies Supervise all CIM support personnel to ensure timely and accurate performance of job responsibilities for the project(s) Education/Experience Requirements

A minimum of five years’ experience in Real Estate construction with transportation projects in the public and private sector, including roads, buildings, airports, tunnels, dams, bridges and systems for water supply and sewage treatment. About You

Understanding of building codes and regulations related to construction projects and real estate development Knowledge of general construction project management principles and practices Prior experience working with general contractors and subcontractors in various industries Experience with MS Project Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume Ability to apply mathematical operations to such tasks as frequency distribution, reliability and validity, analysis of variance, correlation techniques, sampling theory, and factor analysis What CIM Offers
