dual mission : During Pre-Construction , lead coordination among Estimating, Architecture & Engineering, and Executive leadership to deliver accurate budgets, coordinated drawings, and client-ready proposals. During Construction , partner closely with the

Market Director of Construction

to manage business aspects of the project—tracking scope changes, owner requests, contract amendments, and financial updates as work progresses. The result: a seamless handoff from planning to execution, where the same professional who shaped the project’s foundation remains engaged to ensure its business and contractual integrity in the field. Key Responsibilities Pre-Construction Leadership Serve as the primary coordinator and point of contact for all client interactions during the design and budgeting phase. Lead internal collaboration across Estimating, Architecture, Engineering, and Executive teams to deliver fully aligned project documents, budgets, and schedules. Collaborate with the Architecture and Engineering team to facilitate design and constructability reviews, ensuring their deliverables demonstrate efficient building methods, accurate detailing, and compliance with applicable codes. Coordinate with CFO to establish project preliminary budgets and scope summaries, and milestone schedules in coordination with Estimating. Liaison between Client and A&E Dept on value-engineering and plan optimization to improve cost, quality, and timeline outcomes. Manage the flow of information—RFI responses, design iterations, and budget revisions—so that every deliverable is coordinated and on time. Serve as Liaison between Clients and/or their Interior Design team and the Center Park Interior Designers and Procurement agents to capture any Upgrade or Value selection changes. Facilitate the assemblage and execution of contract documents and exhibits. Transition to Construction Facilitate a formal turnover to Operations, ensuring the Market Director of Construction and project team receive a complete, well-documented package (final plans, budgets, VE logs, scopes, and schedules). Conduct pre-construction meetings with field teams to confirm understanding of project assumptions, client commitments, and contractual deliverables. Establish clear understanding of submittal expectations and timelines on both the Client and internal side of the table. Project Management (During Construction) Work in tandem with the Market Director of Construction, and Director of Purchasing to oversee business-related project components throughout the build. Manage and track change orders, design revisions, and client-initiated adjustments, ensuring all changes are properly scoped, priced, and approved. Maintain alignment between field execution and contractual obligations, helping to protect margins, timelines, and client relationships. Support progress billing, cost forecasting, and reporting by providing financial clarity between Estimating, Accounting, and Operations. Participate in client and owner-architect-contractor (OAC) meetings to provide updates on cost, schedule, and commercial decisions. Cross-Department Collaboration Act as the communication bridge between the Pre-Construction Department and Operations, ensuring lessons learned flow both directions. Engage the Executive team for strategic guidance on project risk, design approvals, or contractual modifications. Maintain continuous coordination with Architecture and Engineering partners to resolve design clarifications and incorporate field feedback into future prototypes. Support Purchasing and Estimating with real-time cost feedback from ongoing projects to improve pricing accuracy across the market.

Qualifications Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field. 3-5 years of combined experience in pre-construction, project management, or commercial construction leadership. Deep understanding of wood-framed townhome and multifamily construction, community infrastructure, and site logistics. Demonstrated ability to manage budgets, contracts, and client communications with precision and accountability. Proficiency with modern project management tools (Bluebeam, Autodesk Construction Cloud, Smartsheet, Excel, BRIX, BuildPro). Strong analytical and interpersonal skills—capable of balancing client diplomacy with internal operational control.
