As the
Maintenance Supervisor , you will repair and maintain the apartment community and supervise, manage, and monitor the performance of all maintenance staff and vendors at the property. This position will be working at the property 5 days a week.
Qualifications
High school diploma (technical training preferred) and proven maintenance experience.
Expertise in electrical, plumbing, mechanical systems, and property utilities.
Familiarity with fire/safety systems and testing protocols.
Knowledge of property vendors, suppliers, and contract processes.
Strong troubleshooting abilities and effective communication skills for team collaboration.
Standards of Excellence
Ensure clean and neat physical property and rent‑ready apartments.
Meet or exceed NOI (Net Operating Income).
Provide exceptional customer service to residents and prospects.
Follow operational standard processes.
Responsibilities
Manage Maintenance Technician and Porter staff, ensuring schedules and safety protocols are followed.
Track spending, adhere to budgets, and report deviations to the Property Manager.
Develop and implement maintenance programs for property upkeep.
Oversee vendors to ensure quality and efficiency in all contracted services.
Conduct inspections, prepare vacant units, and handle repairs or emergencies as needed.
