We are looking for a seasoned investment professional with 6‑10 years of experience to manage and monitor a multi‑billion‑dollar loan portfolio secured by real‑estate properties across the United States. This individual will analyze, underwrite, and negotiate commercial mortgage loans, prepare market reports, portfolio analysis, financial modelling, and make investment recommendations for senior management.

Location:

Columbus, OH

– One Nationwide Plaza, Columbus OH 43215 (must reside within 35 miles). Work schedule: 3 days in office, 2 days remote. This position will be hired on a SuccessFlex basis.

This role does not qualify for employer‑sponsored work authorization. Nationwide does not participate in the STEM OPT extension program.

Key Responsibilities

Lead the identification, underwriting, and negotiation of real‑estate investments for presentation to senior management.

Lead the underwriting of real‑estate (including property or fund analysis, market analysis, and financial analysis and modelling), sponsor, business plan, exit strategy, etc.

Accountable for the negotiation of deal terms under the general guidance of senior staff, considering concentration risk, credit parameters, and fee structure.

Prepare and present investment recommendations.

Direct the work with internal and external legal counsel to coordinate closings (including negotiating, reviewing and approving transaction documents and other due diligence items such as review of third‑party reports).

Develop and maintain relationships with mortgage correspondents, brokers and fund managers to facilitate alternative investment opportunities.

Work with REPM’s to assess opportunities in various markets and asset classes.

Lead the preparation of various market reports, portfolio analysis, and statistical data for management evaluation.

Foster collaboration with Real Estate Research, Asset Management and Real Estate Risk teams.

Lead the portfolio surveillance, portfolio monitoring and risk mitigation.

May have people leader responsibilities.

Qualifications & Experience

Undergraduate degree in business, finance, and/or real‑estate (graduate degree and/or professional designation preferred).

8 to 12 years of investment experience.

Proven knowledge of real‑estate principles and practice.

Strong real‑estate financial analysis skills; knowledge of direct capitalization and discounted cash flow valuation.

Proficiency in spreadsheet software and real‑estate valuation tools (Excel, Argus).

Excellent interpersonal, negotiation, and communication skills.

Organizational and record‑keeping skills for portfolio management.

Independent, creative, self‑starter with proactive mindset.

Leadership experience preferred.
