Regional Maintenance Manager (Multiple MD, DE, and PA Sites) WinnCompanies is seeking a Regional Maintenance Manager to join our Baltimore Regional team in the Baltimore, MD area. This role requires regular travel across properties located in Pennsylvania, Delaware, and Maryland, overseeing maintenance operations and ensuring compliance with financial controls and regulatory requirements. The selected candidate will serve as the primary point of contact for all maintenance personnel and will lead site teams across the region.

Base pay range

$90,000.00/yr - $95,000.00/yr

Schedule

The selected candidate will adhere to the following schedule: Monday through Friday, from 8:30 AM to 5:00 PM, with on-call duties for after-hour emergencies.

Responsibilities

Oversee maintenance operations.

Maintain curb appeal and building interior & exterior to Winn Standards.

Review building systems for proper operations.

Ensure all site logs are kept correctly; manage apartment upkeep & unit turnovers to Winn Standards.

Ensure Customer Service & Work Orders are completed in a timely fashion.

Review WOPR report.

Complete annual maintenance audits.

Provide oversight of contractors and recommendations.

Ensure seasonal maintenance & snow removal is completed safely and on time.

Participate in hiring, firing, and discipline recommendations with direct managers & DOM.

Assess, propose, develop, and provide training for maintenance personnel.

Review Open Position Report and work with site manager to fill positions quickly.

Respond to and coordinate efforts in emergency situations on site (fires, floods) during and after business hours to Winn standards.

Manage financial controls and work with the property manager to adhere to budgets.

Forecast budgets with regional team and participate in financial reviews.

Coordinate capital projects, review 3-bid packages, approve scope of work, and assess outcomes for property projects.

Ensure regulatory compliance for all properties with federal, state, local requirements & REAC.

Administer pre-inspections of properties prior to REACs to achieve above-average results.

Assess new property opportunities and partner with the regional team on recommended actions.

Review regulatory compliance of properties and participate as a due diligence team member with regional colleagues.

Requirements

High school diploma or GED equivalent.

8-10 years of relevant work experience.

5-8 years of supervisory / managerial experience.

Current driver's license in good standing and ability to meet driving records standards.

Ideal candidate resides in or near Baltimore, MD, serving as central travel hub for regional work.

EPA Universal certification.

Experience with computer systems, such as Microsoft Office.

Ability to multi-task in a fast-paced office environment.

Ability to work with a diverse group of people and personalities.

Strong communication skills with stakeholders and direct reports.

Excellent leadership skills and collaborative work style in small teams.

Preferred Qualifications

CAMT certification.
