Position Summary: The Acquisitions Associate supports the investment team in sourcing, underwriting, due diligence, and closing real estate investments. This role requires strong financial modeling, market research, and transaction management skills to evaluate opportunities across multiple asset classes and markets. The ideal candidate demonstrates analytical rigor, independent judgment, and the ability to manage full-cycle deal execution with minimal oversight, while also mentoring junior analysts when needed. Key Responsibilities: Investment Analysis & Financial Modeling

Build and maintain detailed financial models for acquisitions of multifamily and commercial properties. Perform DCF analysis, IRR/MOIC calculations, and scenario/sensitivity analyses. Evaluate investment returns under various capital structures, including debt and equity. Conduct macro and micro-level market research to identify trends, risks, and opportunities. Analyze rent comps, sales comps, cap rates, and other key performance indicators. Prepare investment memos and presentations for the investment committee, investors and lenders.

Transaction Support & Structuring

Lead underwriting and due diligence efforts, including review of offering memorandums and third-party reports. Coordinate with lenders, legal counsel, and consultants throughout the transaction process. Evaluate joint venture structures and partnership opportunities. Provide guidance to junior team members on modeling, due diligence, and investment analysis. Act as a point of contact for deal-related questions. Collaborate effectively within multi-person deal teams while maintaining individual accountability for deliverables.

Stakeholder Communication & Reporting

Develop presentations and reports for senior management, investors, and external stakeholders. Clearly communicate investment rationale, financial metrics, and strategic positioning. Support fundraising efforts through analysis and preparation of investor materials. Communicate McWhinney’s investment strategy to brokers and market participants.

Qualifications Bachelor’s degree in Finance, Economics, Real Estate, or related field; CFA, CPA, or Master’s preferred. 3–6 years of experience in real estate investment, private equity, investment banking, or finance. Advanced financial modeling skills in Excel; Argus experience preferred. Strong understanding of real estate valuation, capital markets, and deal structuring. Detail-oriented, analytical, and capable of managing multiple priorities independently. Excellent written and verbal communication skills. Strong understanding or experience working with large datasets and AI preferred In-office presence required.
