Overview This role provides exceptional real estate management oversight at the property level, delivering superior customer service to tenants and helping to ensure strong asset appreciation. The incumbent assists the Property Manager in executing the approved business plan, ensures professional operation and appearance of assigned properties, and helps manage operating costs and approved capital expenditures. The position may attend work meetings and assist with capital projects and tenant improvements, and supports the Property Manager and Asset Manager in managing revenue and cost elements of a property’s income statement. Supervises on-site staff as directed by the Property Manager.

Base pay range $65,000.00/yr - $80,000.00/yr

Responsibilities

Assist in supervising on-site staff including 3rd party contractors.

Ensure tenant move-in processes support tenant satisfaction; complete lease administration documents; assist with renewals and expansions as requested.

Assist in preparing Tenant Improvement budgets for leasing and play an integral role in executing TI and all capital projects.

Inspect and evaluate building equipment, systems and grounds to meet company standards; develop emergency procedures and preventative maintenance programs.

Ensure high levels of customer service and tenant experience; visit tenants regularly and maintain professional relationships with essential local decision makers.

Develop and manage relationships with outside contractors to provide management services; ensure work by contractors is timely and appropriate.

As directed by the Property Manager: develop and manage yearly budget for assigned properties; review monthly general ledger; prepare and review monthly operating reports; explain budget variances; prepare quarterly reforecasts and annual year-end expense reconciliations; manage accounts receivable and operating expenses; ensure properties operate within budget; manage capital and operating projects and expenditures.

Qualifications

Preferred Education:

Bachelor’s Degree in Real Estate Management or related Business Degree.

Preferred Experience:

1-3 years of property or building management experience or a related real estate degree.

Preferred Skillset:

Extremely organized, strong work ethic, excellent Excel, Word, and Adobe program knowledge.
