The Community Manager plays a critical role in our success. Park 120 is a 249-unit garden-style community in Everett, inspired by the natural beauty of the Pacific Northwest. Job Description

Manage the day-to-day operations of the property including managing the team members, daily activities, and resources to achieve established budgeted financial and operational goals. Ensure operation complies with Company policies and procedures, Fair Housing, ADA, FCRA, and other laws and regulations governing multi-family housing operations. Oversee lease enforcement and approve prospective resident applications, discounts, and renewals. Supervise property staff to ensure goals are met, including hiring, training, and performance management. Assist in managing the client/owner relationship by providing updates and reporting on property performance and responding to owner requests. Provide input into the development of budgets and monitor financial statements, marketing information, and operational reports to establish performance patterns. Meet targeted revenues by setting rent rates, ensuring timely collection, making deposits, and preparing monthly financial status reports. Approve invoices, manage payments, ensure certificate of insurance validity, and coordinate with vendors, contractors, accounting, and clients/owners. Maintain adherence to budgeted expenditures and oversee petty cash management. Conduct periodic property inspections, ensure safety, cleanliness, and appearance, and manage leasing/ renewal processes including notices and fees. Analyze market trends and implement marketing and leasing strategies to achieve occupancy and revenue goals. Promote resident satisfaction and retention by addressing complaints and service requests promptly; ensure maintenance team compliance with standards. Interview, hire, orient, train, and supervise staff; manage performance in line with company policies and values. Meet with owners, conduct property tours, provide performance updates, and respond to owner requests as needed. Physical Demands

Stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work indoors or outdoors in all weather conditions. Push, pull, lift, carry, or maneuver up to 25 pounds; up to 50 pounds with assistance. Occasional travel may be required to assist other properties, attend training, or attend meetings. Flexible work schedule including availability during evenings, weekends, and holidays. #LI-CC1 Compensation The annual salary range for this position is $85,400 - $98,500. Additional Compensation Many factors go into determining employee pay within the posted range including business requirements, prior experience, current skills and geographical location. Corporate Positions: In addition to base salary, may be eligible for quarterly or annual bonus based on performance. Onsite Property Positions: In addition to base salary, may be eligible for weekly, monthly, and/or quarterly bonuses.
