Architectural Project Manager - Asset Strategy

The Project Manager is responsible for leading client relations and communications, and leading the technical success (i.e. schematic, test fit concepts, and construction documents) of the projects. Understanding of repositioning, portfolio management, how facility management works, and interpreting/verifying ‘as built’ drawings are required. This position requires in-person site visits and excellent communication skills, particularly landlord/tenant communication.
Ideal candidates have experience with: corporate interiors, tenant improvements, interior build outs, building additions, lobby renovations, full‑floor renovations, corporate center expansions, industrial buildings, and working with landlords/brokers/building owners.

Required Knowledge And Skills
Proven track record of successful project delivery, including outstanding client satisfaction, documentation quality, and meeting all project KPIs.
Advance knowledge of Deltek / Vantagepoint (Project Planning, Contract Management, Resource Management, etc.)
Advance knowledge and experience across the construction admin phase.
Advance contract experience and knowledge.
Basic knowledge of design, trends, construction methodology, materials, and sustainability guidelines.
Ability to salvage troubled clients, accounts, and projects.
Knowledge of building codes, life safety, and ADA requirements.
Effective communication: verbal, graphical, written.
Proficiency in contract administration, organizing, prioritizing, and meeting deadlines.
Working knowledge of HubSpot CRM, MS Office Suite, Project, etc.
Good understanding of Revit, AutoCAD/Architectural Desktop.
General understanding of NewForma and BlueBeam Revu preferred.
Knowledge of AIA Documents and other contract types.
Basic contract understanding, terms and best practices.
Essential Duties and Responsibilities
Manage and lead the Key Project Management Functions: Fee, Scope, and Schedule for all required projects.
Lead project team meetings to monitor schedule, budget, and contract compliance.
Course‑correct and develop plans when projects deviate from the plan.
Communicate expectations and partner with senior designers to set objectives.
Assist in on‑boarding extended team members and scope of services.
Manage contract performance and process, ensuring alignment with approved work plans.
Support architect/ interior designer in vendor and contractor communication.
Coordinate design and QA/QC reviews at each project stage.
Ensure design intent and documentation meet contract scope; resolve deviations.
Provide professional input to the firm’s leadership on project status.
Document and distribute project notes and minutes; track timesheets and expenses.
Technical
Review drawings, documents, and proposals for accuracy and contract compliance.
Guide teammates in using NELSON resources for quality design work.
Maintain electronic project file archives.
Coordinate training for teammates on Revit, MS Office, rendering software, etc.
Resource Management
Create and maintain project plans in Deltek / Vantagepoint.
Meet weekly with project team to review progress and communicate changes.
Participate in regional meetings for staffing and resource management.
Ensure direct reports are fully utilized and coordinate with other PMs and studio leaders.
Review teammates’ timesheets for accuracy.
Client Relationship
Primary client contact through all project phases.
Maintain positive relationships and provide progress updates.
Assist client in obtaining bids and awarding contracts.
Build relationships with clients, vendors, brokers, consultants, and deepen trust.
Financial & Contract Management
Develop scope of work and schedule fees for new projects.
Create RFP documents for consultant engagement.
Negotiate contracts under guidance of legal and business leaders.
Maintain contracts, add services, and manage invoices, billing, and payments.
Monitor key performance indicators: profitability, realization, accounts receivable.
Set up project in Deltek / Vantagepoint and oversee project modules.
Leadership
Foster a positive team environment and open communication.
Provide constructive feedback and support professional development.
Collaborate with architects and studio leaders for team scheduling.
Contribute to inclusive workforce initiatives.
Business Development
Participate in marketing and business development opportunities.
Develop proposals and project schedules for RFPs and other opportunities.
Nurture client relationships to support business growth.
Participate in project interviews to present firm capabilities.
Education / Experience
Bachelor’s degree in Architecture or Interior Design.
At least 7 years’ experience in Interior Design or Architecture.
National salary range: $65,000 – $110,000 (7+ years experience). Additional compensation includes bonuses and benefits. Bonuses can include but are not limited to: Long Term Incentive Plan, Short Term Incentive Plan, Profit Sharing.
