Local 10 Mobile Engineer Job Description Summary:

This position supports the Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will perform timely routine operation, inspection, maintenance, and repairs of all HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to achieve efficient operation and extended life. This includes HVAC, boiler, heating, refrigeration, water, and energy systems to ensure effective facility operation. The role ensures equipment is maintained in an energy-efficient and safe manner, minimizes downtime by anticipating repairs, and maintains records of operating experiences. The Engineer will perform at the highest ethical standards in line with Cushman & Wakefield (C&W) policies and Code of Conduct. This is a non-supervisory, hourly, non-exempt role.

Responsibilities

Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems, equipment, and components.

Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds for assigned client buildings.

Perform major HVAC repairs including compressor, condenser, evaporator coil replacements, and related components.

Perform major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, and bathroom fixture repairs.

Perform electrical repairs including conduit work, cable pulling, electrical panel maintenance, motor maintenance, and predictive maintenance where applicable.

Perform assigned facility inspections and due diligence, reporting on conditions impacting client occupancy and operations.

Respond effectively to emergencies and may require light travel during emergency events.

Operate, maintain, and repair boilers, heaters, pumps, valves, and lines used in steam and heated/processed water distribution.

Operate, maintain, and repair refrigerant compressors, condensers, evaporators, traps, pumps, valves, and refrigerant lines and devices for cooling systems.

Operate, maintain, and repair pumps handling water or other secondary refrigerants, including associated valves and lines.

Operate, maintain, and repair air compressors, distribution lines, and control valves.

Operate, maintain, and repair water filters, softeners, piping, pumps, sinks, toilets, supply and drainage lines, and sprinkler systems.

Operate, maintain, and repair electrical motors and engines powering pumps, compressors, and fans.

Maintenance of elevators except where serviced by specialized contractors.

Operate, maintain, and repair building automation systems for HVAC, including consoles, data panels, sensors, and indicating devices.

Operate, maintain, and repair sanitary sewer systems and sump pumps, including basins, water closets, and piping.

Maintain and repair trash compactors including electrical and hydraulic systems.

Maintenance and repair of all kitchen equipment excluding tenant-owned equipment.

Maintain stock and inventory control.

Recommend improvements to the preventive maintenance program and keep management informed with monthly reports.

Familiarize with equipment in assigned locations, including building automation, fire/life safety, and related equipment; perform as needed.

Recognize hazards and propose safety measures or use appropriate PPE when performing tasks.

Qualifications

Education:

High School Diploma or GED required. Apprentice program or trade school preferred.

Years of Experience:

Minimum of four (4) years in building engineering with strong HVAC, plumbing, electrical, and equipment maintenance background.

Licenses/Certifications:

Valid state driver’s license; trade license as required by location (e.g., Journeyman/Master Electrician, City License, Steam Engineer, etc.); EPA Section 608 Universal certification for refrigerants.

Knowledge, Skills & Abilities:

Operate and maintain HVAC, boilers, pumps, refrigerant systems, and related equipment; knowledge of energy management systems; strong understanding of building systems operations; excellent interpersonal skills; basic computing skills (Outlook, Excel, Word) and familiarity with conference tools.

Physical Work Requirements The job entails physical activity and environment typical of professional office or commercial buildings. Regular exposure to noise and equipment, extreme temperatures, chemicals, dust, fumes, and other hazards may occur. PPE may be required. Travel between properties may be required in varying weather conditions. Ability to lift a minimum of 50 lbs and perform climbing, bending, and moving tasks; clear communication and reading abilities are essential.

Scheduling Most schedules are typical business hours based on location. Depending on client needs, the role may be the only maintenance staff on duty during shifts and may require extended periods without relief for priority/emergency situations, shift work, on-call duties, and overtime. After-hours/weekends support may be required. Respond to client callbacks for repairs and emergencies. Schedules may be first, second, or third shift depending on location.

Compensation and Benefits: Cushman & Wakefield offers eligible employees a benefits package including health, vision, dental, flexible spending accounts, health savings accounts, retirement plans, life and disability insurance, and paid/unpaid time away. Compensation ranges from $34.00 - $40.00 per hour and depends on factors such as location and experience. Cushman & Wakefield is an Equal Opportunity employer.
