National Equity Fund, Inc. (NEF), a leading non‑profit syndicator of low‑income housing tax credits (LIHTC), is seeking an Originations Analyst to conduct a wide range of new business initiatives. The Analyst will provide analytical support to Originators on Regional Teams, assisting in evaluating the feasibility of an investment, preparing initial financial projections, engagement or commitment letters, underwriting, and related research.

Essential Duties

Assist originators in evaluating prospective equity investments – analyzing project financing, development budget, construction schedule, operating expenses, debt service, market comparability, and developer capacity.

Become highly proficient in NEF’s proprietary financial underwriting model.

Prepare initial drafts of engagement letters and commitment letters, and support low‑income housing tax credit applications or relevant funding applications.

Maintain excellent customer service and professionalism while supporting relationships with developers and stakeholders.

Travel with Originators to regional conferences, groundbreaking ceremonies, grand openings, and client marketing dinners.

Develop a thorough understanding of tax laws related to LIHTC, Historic Credits, and other state credits; understand secondary financing such as CDBG, HOME, AHP, and local funds; and maintain knowledge of real‑estate underwriting and IRS Section 42 requirements.

Maintain NEF’s proprietary database for projects as requested.

Support the originator and VP‑Regional Manager in managing LISC stakeholder relationships within the designated region.

Other duties and special projects as assigned.

The Ideal Candidate

Bachelor’s degree in business, economics, urban planning, or finance; master’s degree a plus.

At least one year of experience in underwriting and structuring real‑estate projects.

Ability to multi‑task and manage numerous projects simultaneously.

Capacity to work independently with limited direction.

Strong analytical skills and proficiency in Microsoft Office, especially Excel.

Strong verbal and written communication skills.

Prior experience with affordable housing loans or investments and knowledge of state and local funding programs a plus.
