Responsible for the operational management and daily leadership of the engineering team to safely, efficiently and cost-effectively operate machinery and systems, with a goal of 100% uptime. Protect and improve the value of the client’s assets and ensure building systems perform as intended. Implement and manage a reliability-based maintenance function and oversee equipment inspection, maintenance programs and best practices to enhance uptime and value.

Responsibilities

Building Management: Monitor and maintain refrigeration, water cooling and air conditioning equipment; boilers, HVAC and hot water systems; pumps, valves, piping and filters; other mechanical and electrical equipment; review logs; report malfunctions; perform preventive tasks; oversee repair and preventive maintenance of HVAC systems. Inventory & Procurement: Ensure adequate inventory of tools and supplies; prepare purchase orders; develop stock sources; monitor inventory levels and equipment conditions. Contractor Oversight: Oversee activities of contractors working within the building, including representatives of the building or tenants. Methods & Procedures: Develop, review and improve Methods of Procedure (MOPs) and Emergency Operating Procedures (EOPs) to ensure safe, consistent and efficient maintenance, operations and emergency activities; ensure procedures meet standards and customer expectations. Safety: Identify safety hazards and remediate to maintain a safe environment; administer safety training program; ensure compliance with regulatory laws and guidelines; alert management to discrepancies. Documentation: Maintain infrastructure and compliance documentation, including up-to-date drawings and single-lines; ensure regulatory documentation is current at federal, state and local levels. Leadership: Supervise and manage engineers and maintenance staff, including hiring, training and development; ensure Critical Facility Work Authorization (CFWA) understanding among staff, tenants and contractors. Training: Provide training to expand operations staff capabilities; demonstrate proper use of tools, basic maintenance, safety and troubleshooting; recommend relevant outside courses and uphold professional standards. Other duties: Perform any other duties as assigned. Qualifications

Required: 7+ years of facility-related experience (building engineering, customer service, leadership); managerial experience supervising a team of building engineers; comprehensive knowledge of maintenance processes; understanding of construction planning and execution; exposure to HVAC, fluid handling/pumping, fluid filtering, mechanical and electrical systems engineering and operation; working knowledge of Microsoft Office and CMMS; strong verbal/written communication; proven track record of excellent internal and external customer service. Preferred: Certification as a Universal Technician for CFCs (or within 90 days of employment); Operating Engineers license (SMA) or equivalent. Compensation & Location
