Real Estate Specialist (Sr. Right of Way Agent) The Real Estate Specialist possesses excellent working knowledge of all right‑of‑way disciplines, including title, permitting, acquisition, and documentation. A background in real estate, title, and pipeline is required. This position is fast‑paced, high‑demand, and demands meticulous attention to detail. Per diem is available for assignments located more than 50 miles from the client location.

Essential Tasks and Responsibilities

Research, negotiate and facilitate the purchase of short‑ and long‑term land leases and right‑of‑way agreements that align with organizational goals.

Identify and analyze land ownership interests, including surface ownership and locations of owners, and provide detailed information on required permits and permit acquisition.

Oversee land‑related legal matters, including title transfers, construction, mortgage concerns, and zoning.

Resolve legal issues related to land acquisitions with creativity and independent decision‑making.

Prepare daily activity reports and special agent reports on complex negotiations for easements, damage settlements, and permit acquisition; work both in‑office and field as required.

Conduct internal and external due‑diligence to ensure accuracy of land rights and identify deficiencies requiring remedial action.

Serve as liaison with landowners/tenants regarding ownership, easement rights, damage claims, and access issues.

Apply established company and client policies, procedures, and processes to perform work efficiently.

Review third‑party development plans and right‑of‑way records to determine conflicts.

Maintain up‑to‑date status with upper‑level right‑of‑way agent or project manager to ensure assignments are completed following client procedures.

Perform other duties as assigned.

Job Requirements

Minimum of two years in the pipeline industry.

Excellent knowledge of applicable laws, rules, regulations, right‑of‑way policies, procedures, terminology, and real‑estate acquisition policies.

Understanding of settlement instruments and contract terms.

Proficiency in property valuation, survey drawings, and alignment sheets.

Experience with land‑related construction contracts and agreements such as fee‑simple, rights‑of‑way, leases, temporary workspace agreements, licenses, permits, ordinances, and franchise agreements; capable of executing right‑of‑way transactions independently.

Strong planning, organization, and time‑management skills with the ability to adapt to changing priorities and work under pressure with minimal supervision.

Land title research skills.

Excellent oral and written communication, customer‑focused with strong interpersonal skills.

Good judgment and experience handling confidential information.

Ability to work autonomously and collaboratively as a team player.

Attention to detail and clarity in planning and organization.

Willingness to take on additional responsibilities and maintain regular attendance as per schedule.

Compliance with applicable laws, regulations, and company policies and procedures.

Work Environment and Physical Demands

Exclusively an office environment.

Primarily seated, using hands to handle, touch, or feel items, reach with hands and arms, and communicate verbally or via hearing.

Occasional standing, walking, stooping, kneeling, or crouching.

Occasional lifting or moving of up to 25 pounds.

Requires clear vision at close and distant ranges, color vision, and the ability to adjust focus.
