SUMMARY The Project Accountant is responsible for full cycle billing and financial analysis of capital improvement and development projects in the real estate portfolio of RXR and its affiliates. This person reports to the Senior Project Accountant and ensures the integrity, accuracy and timeliness of accounting information recorded and reported. The role serves as the point of contact internally between the project team and corporate headquarters, and externally among vendors and clients.
RESPONSIBILITIES
Collect all subcontractor trade AIA G702/703(AIA) and vendor invoices
Verify accuracy of final AIA from all trade subcontractors, including project roll‑forward, mathematical accuracy, and completeness of support (lien waivers, insurance, etc.)
Review requisitions for errors or missing information based on project information
Distribute AIA’s to Project Managers for review
Attend meetings with Project Managers and subcontractors to review project status and reporting
Record subcontractor AIAs and general conditions in the accounting system
Maintain the Accumulated Cost Report (ACR)
Compile Accounts Receivable billing of monthly activity to properties and tenants
Work across multiple projects and properties simultaneously
QUALIFICATIONS
Invoicing fundamentals: proficiency in tracking open invoices not yet uploaded to the system; ability to review invoices/AIA against commitments and change orders.
Vendor account reconciliation: ability to analyze, identify and explain discrepancies clearly. Presents analysis in a clear format.
Construction AIA process: excellent understanding and execution of AIA review and QA for errors.
Progress billing: timely submission of accurate billing to clients; meet or exceed monthly deadline requirement.
Reporting and analysis: expertise in identifying potential issues and inconsistencies; mastery in researching/investigating root causes and proposing resolutions.
Accounting systems proficiency: proficient in daily use of Procore (commitments, change orders, data QC); proficient in Sage 300 for reporting, queries, research and recordings; basic to intermediate proficiency in Excel; proficiency in Timberscan.
EXPERIENCE AND EDUCATION
Bachelor's degree in Accounting
Experience in real estate construction
A minimum of 2-3 years of project accounting experience
Good working knowledge of GAAP
Proficient at an intermediate level with MS Excel
Familiarity with Sage 300 (Timberline accounting software), Procore, and Timberscan preferred, but not required.
SALARY Pay Range: $65,000 USD – $75,000 USD. Bonus eligible. The salary range and/or hourly rate listed is a good‑faith determination of potential base compensation that may be offered to a successful applicant at the time of this job advertisement and may be modified in the future.
