About the Role
The Preconstruction Manager leads all aspects of preconstruction, from conceptual estimating and cost planning to coordination with design teams, clients, and internal operations. This individual plays a key role in developing accurate budgets, preparing proposals, and ensuring that project expectations align with cost and schedule targets.
Key Responsibilities
Manage the full preconstruction process from proposal through construction handoff
Oversee estimating efforts, cost modeling, and design coordination
Prepare detailed qualifications, exclusions, and scope documentation
Serve as the main client contact throughout preconstruction
Track design progress and market conditions to maintain budget alignment
Communicate cost or schedule changes to leadership with recommended solutions
Develop trade bid packages and coordinate subcontractor outreach
Conduct constructability reviews, value analysis, and bid comparisons
Support estimating staff in takeoffs, pricing, and proposal preparation
Maintain consistent use of estimating and preconstruction software systems
Qualifications
~ Bachelor’s degree in Construction Management, Engineering, or related field
~10+ years of experience in preconstruction or commercial construction estimating
~ Strong knowledge of building systems, materials, and market pricing
~ Skilled in Microsoft Excel, Word, and Project
~ Excellent communication, organization, and leadership skills
