Overview
Maintenance Technician is responsible for the overall maintenance of the physical property under the daily direction of the Maintenance Supervisor (if applicable) and/or Supervisor. The role may include other duties as assigned by the Manager and/or Supervisor. Responsibilities
Participate in all maintenance projects. Perform light electrical repairs on fixtures, switches, outlets, etc. Perform light plumbing work (e.g., clearing stoppages, replacing fittings). Repair and/or replace broken glass, tile, carpet, screens, fixtures, appliances, draperies, locks, etc. Paint interior and/or exterior of the complex; prepare surfaces, repair drywall, wallpaper removal, and drywall/sheetrock replacement as needed. Perform carpentry work (doors, windows, shelves, floors, cabinets, trim, moldings, etc.). Assist in custodial work in common areas and grounds maintenance as assigned. Assist in grounds work and related equipment usage (e.g., lawn care, snow removal, landscaping tools). Repair concrete, masonry, roof, fencing when required. Train and/or assist other employees on property needs. Manage inventory and maintenance materials; maintain tools and supplies. Assist Management in scheduling apartment inspections; refurbish apartments prior to resident occupancy and participate in move-in/move-out inspections. Keep accurate records for preventative maintenance, work orders, refurbishing, inspections, inventories, and purchase orders. Perform scheduled maintenance on equipment per manufacturers’ recommendations and manuals. Inspect units, buildings, and common areas; perform repairs and janitorial tasks as required. Understand water and gas meter cut-offs, fixture cut-offs, sprinkler systems, sewer clean-outs, and related mappings. Ensure storage areas and entrances are secure with adequate lighting. Be responsible for making units ready for leasing and completing work orders within target timeframes. Handle service requests (e.g., boiler, appliance, plumbing, electrical, painting, drywall) within scope; cutting of water, drain, sewer, gas, or propane lines prohibited unless licensed. Install and remove appliances as needed. Coordinate with outside vendors and manage schedules as required. Adhere to safety requirements and communicate them to management. Respond to emergency calls during on-call shifts as needed (e.g., power outages, backups, leaks, fire, locked doors, safety issues). Other duties as assigned, within legal licensure requirements. Qualifications
On-call schedule required, including evenings, weekends, and/or holidays. Maintenance experience with multi-family housing or related field. Familiarity with Safety Standards Acts, OSHA, and applicable federal/state safety standards is highly desirable. Formal training or experience in one or more areas: Carpentry; Light plumbing; Light electrical; Painting; Refurbishing and cleaning. HVAC Certification preferred, but not required. CFC Universal Certification preferred, but not required. Physical Demands
Ability to stand or walk continuously; ability to bend, squat, climb stairs, and lift frequently. Ability to lift up to 50 pounds consistently, and up to 75 pounds occasionally. Benefits
