Property Summary SugarTop Resort is the premier destination spot when visiting the High Country. Located in the Village of Sugar Mountain, N.C., the resort is a ten‑story high‑rise condominium complex that houses 320 units. SugarTop amenities include a full size heated indoor pool, two large hot tubs, a dry and wet sauna, and a state‑of‑the‑art workout facility. The long‑range views are among the best in the region for sunrises, morning coffee or sunsets.
The General Manager (GM) serves as the Chief Operating Officer of the Home Owners Association and has ultimate responsibility for day‑to‑day operations, including all activities and relationships between the Association, Board of Directors, members, guests, employees, community, government and industry.
Primary Responsibilities
Conduct daily and frequent site inspections to ensure the highest possible standards of safety, courtesy, cleanliness and efficiency.
Maintain a high visible presence within the community to provide exceptional customer service by promptly addressing all members’ inquiries, concerns, and feedback.
Develop positive relationships and public charisma.
Ensure compliance with all community policies and procedures as defined by the Board of Directors.
Plan, develop and approve operational policies, procedures, methods and regulations related to general operating procedures.
Direct the work of all department managers.
Lead the development of the annual operating, cash, and capital budgets and assess compliance of the published budget.
Prepare monthly financial reports to the Board of Directors in a timely manner.
Coordinate the development of long‑range and annual business plans aligned with association by‑laws and policies.
Oversee the impact and effect of association policies, programs and processes and recommend changes as needed.
Monitor the quality of association products and services to ensure maximum member and guest satisfaction.
Secure and protect all association assets.
Establish and maintain ongoing dialogue with members to elicit input on association direction and improvements.
Collaborate with the Board of Directors on the development and implementation of all strategic plans.
Secondary Duties/Responsibilities
Plan, develop and approve specific operational programs, procedures, methods, rules and regulations in concert with general policies.
Evaluate committee activities that report to the General Manager.
Ensure compliance with purchasing policies and procedures.
Provide counsel to management staff to ensure proper training, supervision, scheduling and knowledge of responsibilities.
Develop, maintain, and disseminate a basic management philosophy to guide all association personnel toward optimal operating results.
Support internal controls.
Perform other duties as directed.
