The
Pre-Construction / Construction Manager
will own the estimating and preconstruction process, ensuring projects are profitable, strategically selected, and smoothly handed off to operations. This position requires a detail-oriented leader who can prepare accurate estimates, create realistic schedules, and work closely with clients, subcontractors, and internal teams to set projects up for success.
Responsibilities
Prepare detailed cost estimates that include contingencies, general conditions, and value engineering options
Develop preliminary schedules covering design, permitting, procurement, and construction milestones
Lead subcontractor prequalification, bid package preparation, and bid leveling
Collaborate with leadership and field teams to align budgets with client expectations and operational capacity
Oversee the transition from preconstruction to operations to ensure all elements are ready for a successful start
Track estimating performance, profitability metrics, and bid hit rates
Qualifications
At least five years of experience in estimating or preconstruction for a general contractor or construction management firm
Proficiency in estimating software and Procore or similar tools
Strong value engineering, negotiation, and analytical skills
Ability to develop and manage schedules and budgets
Excellent communication and collaboration skills with a client-first approach
Strong attention to detail and organizational skills
Compensation and Benefits
Salary range of $100,000 to $125,000 per year based on experience
May include performance bonuses or project incentives
