Description

As the Global Engineering Services (GESS) Preconstruction Manager, you are responsible for project managing building industrial development including new builds, retrofits, expansion, and program initiatives from site selection through contract execution. You will partner with internal and external stakeholders to ensure scope, budget, and schedule definition are established, including the timely receipt of building and site permits. You oversee planning, design, and pre‑construction for new built‑to‑suite industrial buildings, tenant improvements, extensions of existing facilities, and renovation projects.

Key Job Responsibilities
  • Independently manages difficult, cross‑functional industrial builds from site selection through design completion, permitting, and contract execution.
  • Collaborates with real estate, design engineering, entitlements, construction, finance, launch/startup, architects, engineers, permitting agencies, developers, and landlords to secure resources, set priorities, milestones, and deliver results on time.
  • Communicates risk, makes decisions, leads and influences stakeholders and vendors to resolve and prevent project issues.
  • Manages vendor procurement and professional service providers, ensuring competencies meet project needs; reviews pricing and negotiates costs with developers, general contractors, and design consultants.
  • Performs cost estimating, schedule tracking, and forecasting; identifies and solves factors that may impede successful project hand‑over.
  • Supervises implementation of Amazon’s safety programs and standards during the planning phases.
  • Co‑ordinates site selection, scope development, and design teams to create compliant site plans and floor plans; keeps scope under control and accelerates progress.
  • Develops and manages schedules, including design and permitting, and optimizes strategy with Transaction teams and Developers.
  • Prepares and presents project status/risk reports to leadership and management teams.
  • Interacts with authorities having jurisdiction (AHJ) to ensure regulatory compliance and smooth execution.
  • Adapts to constant change, thinking big and solving adaptable solutions for an evolving business.
  • Provides detailed analysis and approvals of technical matters, site‑specific deal structures, and terms; reviews noise, traffic, and environmental studies.
  • Experience with aviation/airport projects preferred.
  • Travel up to 60% within assigned regions; availability to work from a corporate office when not traveling.
A Day in the Life

Each day you will represent GESS in ensuring on‑time and on‑budget execution of Amazon construction projects, strategically improving processes. You will coordinate with contractors and consultants, manage scheduling and budgeting, negotiate contracts, drive compliance with Amazon’s environmental practices, and participate in weekly architect–owner–contractor meetings to address root causes and corrective actions. You will lead multiple medium‑to‑large projects, working independently and interacting with leadership to resolve issues.

Basic Qualifications
  • 7+ years of project management, real estate development, architecture/design experience
  • Bachelor's degree
Preferred Qualifications
  • An advanced degree, certification or Master’s degree in Architecture, Engineering, Construction Management or Masters of Business.
  • Experience operating within at least two disciplines in the construction industry (e.g., General Contracting, Owner’s Representation, Commercial Development, Engineering & Design, owner’s project management representative).
  • Demonstrated capability in planning, design review, implementation, and project management of new structures and enhancement of existing facility buildings.
  • Experience managing multi‑disciplinary design incorporating industrial automation, robotics, or similar.
  • Knowledge of Building Information Modeling (BIM).
  • Demonstrated success in communicating project requirements to various audiences.
