Overview
The Senior Real Estate (RE) Funder/Closer prepares closing documents and reviews signed documents for all loan program types and will be responsible for balancing loans against estimates and final closing disclosures as well as ensuring docs in compliance with Underwriting, Investor and Regulatory requirements, including QM and TRID. Also ensures closing pipeline is managed in accordance with TRID mandated timelines and all other required compliance tracking dates. The Sr. Funder/Closer will be responsible for auditing final closing disclosures and resolving any tolerances cures.
Responsibilities
Follows underwriting instructions on obtaining and verifying documentation needed at closing to approve loans for funding
Prepares closing packages according to product type, lock information and underwriting approval and enters all information required in closing documents preparation software including, but not limited to, flood cert information, insurance, tax and mortgage insurance
Checks all applicable documents in file for accuracy and consistency
Facilitates all closings for Employee loans including preparing loan docs, funding and post-closing
Assists with creating or revising current Funding, Post Closing policy and procedures or in the development of new polices in accordance with investor guidelines changes
Together with the manager, assists with optimizing day to day operations and workflows and assists co-workers to ensure service levels are met.
Serves as key point of contact for operational questions when RE Fulfillment Manager is not available.
Serves as key point of contact with programming to resolve funding/accounting outages.
May train/mentor new funder/closers.
Manages mortgage document requirements for specific products, states, investors and underwriting criteria.
Ensures accuracy in mortgage loan system and loan documents
Reviews title binder and insurance for requirements of closing and acceptability
Reviews credit file for quality, accuracy and completeness, including, but not limited to, origination documents and underwriting criteria
Responsible for ensuring all prior-to-closing conditions are cleared by underwriting/Processing, including inspections, title and approval conditions
Prepares closing instruction with fees according to information provided by loan officer on closing fee sheet
Communicates with Loan Originator, settlement agent, Mortgage Loan Processor and Accounting regarding time and place for closing and delivers electronic closing package to settlement agent
Updates system to reflect details of closing disclosure and determines approval tolerance risks; approval of closing disclosure to be in compliance with various product, investor and agency guidelines and inform closing agent of any needed corrections
Completes pre-funding review and prepares funding sheets and orders funding checks or wires in timely manner
Follows up with closing/escrow agent to verify consummation of loan, disbursement of funds and advise of any problems or concerns
Reconciles loans that have not funded and retrieves funds from closing agent
Reviews signed loan documents to maintain compliance with federal, state and local law and Company policies and procedures
Follows up on all trailing legal docs, including final settlement statement within SLA's
Audits all closing disclosures to final settlement statement and issues all refunds/tolerance cures within federal regulatory requirement
Issues final/corrected closing disclosures to member
Works within and directly impacts their function, occasionally interacts with other departments.
Qualifications Education
Min/Preferred: Preferred
Education Level: 4 Year / Bachelors Degree
Description: Bachelors' Degree preferred.

Comments: At least 5 previous RE Funder/Closing experience with recent TRID experience and/or training
Knowledge, Skills & Ability
Working knowledge of RE Loan products, operations & regulations.
