JOB DESCRIPTION SUMMARY This role manages and coordinates all technical and mechanical work for a very large property or multiple properties, ensuring that the interior and exterior of buildings, grounds, amenities, and common areas meet Greystar's standards for cleanliness, appearance, safety, and functionality, while also meeting budgetary and operational goals. KEY RESPONSIBILITIES Manage the completion of all work orders generated from resident requests, ensuring routine upkeep is diagnosed and repaired or replaced according to policies, safety standards, codes, and budget. Oversee the "make-ready" process to prepare vacant units for leasing and move-ins, including inspections, creating maintenance lists, scheduling vendors, and inspecting completed work. Develop standards for cleanliness and appearance of community grounds, amenities, building exteriors, units, and common areas to reflect high community quality and Greystar standards. Inspect work performed by service team members and contractors to ensure quality and compliance, developing corrective actions when necessary. Maintain and order inventory of spare parts and materials within budget constraints. Prepare the maintenance and capital expense budgets by analyzing financial statements and operational reports. Complete preventative maintenance as outlined in policies and procedures. Support cost control initiatives by repairing parts when possible and practicing resource efficiency. Conduct safety meetings, ensure MSDS sheets are current, and stay updated on OSHA and safety laws to ensure compliance. Demonstrate excellent customer service by respecting residents, responding to inquiries and complaints promptly, and managing work orders efficiently. #LI-SB2 ADDITIONAL COMPENSATION Factors influencing pay include business needs, experience, skills, and location. This role may be eligible for quarterly or annual bonuses based on performance, with specifics depending on whether it is a corporate or onsite position.
