Description

Heitman is seeking an Asset Manager to join our team. The ideal candidate will bring their expertise in real estate asset classes to our North American private equity team to effectively manage assets within clients’ portfolios. This role involves collaboration with internal teams including Portfolio Management, Acquisitions, and Financial Operations & Analysis, as well as partnering with third-party professionals in leasing and property management. Responsibilities include, but are not limited to: Managing a diverse real estate portfolio focused on Self-Storage, Office, and Industrial sectors. Developing and implementing asset management strategies, including income and expense forecasting, leasing plans, capital budgets, value creation activities, and risk-return analysis. Evaluating performance against budgets, business plans, and benchmarks. Anticipating issues impacting asset success. Establishing leasing strategies and monitoring property management and joint venture partner performance. Preparing annual budgets, valuations, appraisals, and leasing plans. Conducting financial analysis and modeling for decision-making. Using data analytics to inform strategy and improve performance. Assessing current and projected property performance. Overseeing third-party operators of assets. Gaining market expertise through site visits, industry analysis, and networking. Conducting property inspections to identify challenges and improvement opportunities. Supporting acquisitions with market and leasing assumptions and due diligence activities. Qualifications: Minimum 5 years of real estate experience, preferably at the AVP level. Experience in Self-Storage, Office, or Industrial properties is a plus. Strong financial reporting and data analysis skills. Experience managing third-party property management teams. Knowledge of real estate investment trends and valuation processes. Excellent interpersonal and communication skills. Understanding of construction, redevelopment, and capital projects. Proficiency in ARGUS, Microsoft Excel, and Power BI is desirable. Job Location and Travel: Based in Chicago. Hybrid work environment with in-office days varying by team. Moderate to extensive travel required.
