Project Manager

Position Summary The

Special Projects Project Manager

will oversee the planning, coordination, and execution of fast‑paced commercial construction projects ranging from tenant improvements and building upgrades to facility reconfigurations and adaptive reuse. Projects are typically under $5 million and require a high level of organization, client communication, and flexibility.

This is a client‑facing role based in

Seattle, WA , with an expectation of occasional on‑site presence and local travel.

Key Responsibilities

Lead and manage all phases of multiple special projects simultaneously

Develop and maintain project schedules, budgets, and forecasts

Coordinate internal teams and subcontractors for seamless project delivery

Act as the primary point of contact for clients, architects, and consultants

Review and negotiate contracts, change orders, and subcontractor agreements

Ensure quality control, safety compliance, and adherence to project specifications

Drive project closeout, including punch lists, documentation, and client handoff

Identify and resolve issues proactively to keep projects on track

Qualifications

Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience)

3+ years of project management experience in commercial construction, preferably in special projects, TI, or renovations

Proven track record of managing multiple projects under $5 million simultaneously

Strong understanding of construction documents, permitting, and project lifecycle

Excellent communication, organizational, and leadership skills

Proficiency in Procore, Bluebeam, MS Project, and other construction management tools

Ability to work independently and collaboratively in a client‑driven environment

Valid driver’s license and reliable transportation
