Responsibilities Provide support for the operation and maintenance of mechanical, electrical, plumbing, and all miscellaneous building systems. Assist with budget development, monthly reporting, and annual reviews. May direct maintenance staff in collaboration with the Chief Engineer/Property Manager. If not directly supervised by a Chief Engineer, perform additional managerial duties as outlined in the Chief Engineer job description.
Job Duties
Act as primary backup for the Chief Engineer during short‑term absences such as illness and vacation.
Adhere to the preventative maintenance program. Operate machinery to approved specifications, ensuring no downtime attributable to poor operations.
Create, edit, and approve Methods of Procedure (MOPS).
Repair machinery as needed, contacting outside providers in the event of machine failure; document maintenance and repairs in the log book at the end of each shift.
Order supplies and materials as approved by the Building Manager.
Be proficient with CMMS programs, Google Workspace, and Microsoft Office Suite.
Oversee the storage of supplies and materials received at the location.
Maintain inventory of tools and equipment annually; record model and serial numbers with exact descriptions.
Coordinate and submit monthly reports to management regarding equipment and general preventive maintenance and repair work performed.
Respond to tenant complaints and take all reasonable measures to satisfy tenant needs in a timely and efficient manner.
Maintain and record service contractor work schedules and ensure repairs are properly documented.
Ensure that property staff understands the building life safety system; assist in coordinating all fire/life safety programs for management services and facility personnel.
Accountable for implementation of national policy.
Assist in the development of the annual budget and the RFP process for budgeted projects.
Develop business controls for operations and maintenance areas.
Assist the Chief Engineer in the selection, training, development, and evaluation of other maintenance staff members.
Provide coverage at other sites on an as‑needed basis, per management’s request.
May be on‑call after regular business hours.
Perform other duties as assigned.
Skills, Education & Experience
High School diploma or GED required.
Minimum of 9 years of engineering experience.
Minimum of 5 years of Data Center experience preferred.
Blue Seal Refrigeration License preferred.
Chlorofluorocarbon (CFC) certified.
Proficient computer and e‑mail skills.
Extensive knowledge of all building systems.
Holds necessary/required licenses.
Must be able to complete required safety classes pertaining to specific job duties.
Working Conditions Normal‑working conditions with the absence of disagreeable elements; occasional all‑weather duty.
