Development Project Manager The Development Project Manager (DPM) is responsible for directing and managing development activities and processes for assigned projects. This includes due diligence, landlord/tenant coordination, design, entitlements and permitting of new franchise locations; tracking internal/external partners in all aspects of construction projects; and ensuring that projects are completed on time, within budget, and to the required quality/brand standards. The role demands strong attention to detail, the ability to prioritize schedules across multiple projects, and the capacity to meet/exceed targeted timelines to enable a timely, predictable, high‑quality opening of all project types.

Key Duties and Responsibilities

Serve as the main point‑of‑contact for assigned franchisee groups and associated projects, managing, coordinating, and documenting all project activities from preliminary site sketch reviews, design, entitlements/permitting, and construction.

Work with cross‑functional internal teams and external consultants—including Real Estate, Design, Architects, Engineers, Landlords, Modular Manufacturers, General Contractors, Franchisees, Vendors, and other development professionals—to ensure new franchisee‑built sites are prepared for delivery and handoff in accordance with brand standards and expectations.

Support and track franchisee projects for all jurisdictional and discretionary approvals, including, but not limited to site plan approval, entitlements, zoning/use approval and construction/building permits.

Manage, coordinate, and attend franchisee and department project meetings to ensure development schedule and processes are on track and aligned. Communicate effectively with City Planners and other Government Officials to complete various land planning entitlement approvals as necessary to support franchisees.

Develop, maintain, and ensure accuracy of development schedules for assigned franchisees. Enter dates and schedule information within the development tracking systems and maintain communication with key project stakeholders by regularly updating and advising the leadership team of status during corporate development meetings.

Qualify and direct contractors, architects, engineers, and other consultants/vendors. Keep vendors on schedule, hold them accountable, and take appropriate action to maintain proper project planning. Pro‑actively communicate issues and concerns to senior management.

Maintain up‑to‑date list of approved vendors/suppliers/GC/business partners. Track and communicate issues and concerns to leadership. Build/maintain effective business relationships and support franchisees.

Work with internal teams—including real estate, design, accounting, legal and operations—in project execution.

Ensure quality control and adherence to the brand’s design & construction standards and requirements. Support development stakeholders in this activity from design through construction.

Education Qualifications

Bachelor’s Degree in Engineering, Construction, Architecture, Real Estate, Land Planning, or equivalent experience.

Experience Qualification

7+ years’ experience in QSR pre‑construction, permitting/entitlements, and construction management.

Required Skills

Experienced in project management (construction)

Strong relationship and influencing skills, with demonstrated leadership skills.

Proficient in MS Office Suite (Outlook, Word, Excel, Power BI). Able to quickly adapt to changing technology environments.

Working knowledge of building codes, ADA, federal and state requirements.

Ability to navigate/work with regulatory agencies.

Strong organizational skills.

Detailed and able to report clearly and accurately.

Ability to manage multiple projects.

Ability to develop and maintain relationships with vendors and suppliers.

A highly resourceful team‑player with the ability to also be independently effective.

Travel requirement of 10‑20%.
