We collaborate with brokers and developers, providing upfront preconstruction and property due diligence to assess PIP renovation costs and establish deal feasibility and ROI. The position of Principal of Construction reports to the Director of Operations and contributes to our success by playing a critical role on projects during the preconstruction and construction phases.
Hybrid position open to candidates in Seattle, WA; Kalispell, MT; Greenwich, CT; Los Angles, CA.

Responsibilities include but are not limited to:
Ensuring projects meet sales, revenue, and GP targets
Ensuring engagements have appropriate commercial terms aligned to the organization and are locally compliant
Ensuring alignment to the culture, values, and behaviors of Innspace
Oversee and direct construction projects from conception to completion
Effective and regular internal communication throughout all phases of the project
Review the project in-depth to schedule deliverables and estimate costs including any potential cost over runs
Drawing/Project Review to ensure accuracy
Necessary Project Due Diligence to include Surveying, Engineering if needed
Oversee all onsite and offsite constructions to monitor compliance with building and safety
Coordinate and direct construction workers and subcontractors
Project Buy-outs and negotiations
Overall Project timeline control and customer communication
Coordinate with the Design and Procurement teams to ensure customer satisfaction
Coordinate with Procurement to ensure a coordinated delivery and installation of all procurement items
Meet contractual conditions of performance
Ensuring project delivery teams are extensively trained in methodology
Negotiate terms of agreements, draft contracts and obtain permits and licenses
Managing the performance of consultants
Analyze, manage, and mitigate risks
Ensure quality construction standards and the use of proper construction techniques
Hospitality renovations do not have off-hours or off-days therefore salary employees will need to be available for response unless out of office
Research & Development:
Pursue individual professional/skill development for team members (e.g. Smartsheet training, Bluebeam training, OHSA certifications, General Contracting licenses).
Develop and nurture subcontractor relationships especially with national providers
Explore ways for Innspace to reduce cost and improve profit margins through efficient sequencing/ scheduling, value engineering, product sourcing, multiple subcontractor bids
Continuously improve systems and processes Branding of Construction Templates to ensure products are marketable and represent our company
