Position Overview

Rockhill Management, L.L.C. ("Rockhill") is searching for a highly skilled Senior Project Manager (SPM) to join the Development and Construction team supporting Rockpoint's ground up development projects in the New York City and New Jersey markets. This position will report directly to the Vice President of Development and Construction.

Key Responsibilities

Support the VP of Development and Construction on assigned projects within the portfolio. Take ownership of assigned workstreams and drive progress with minimal supervision. Represent ownership throughout all project phases, serving as liaison among the design team, contractors, and stakeholders to ensure alignment and effective communication. Resolve conflicts diplomatically to maintain project momentum while fostering strong vendor and partner relationships. Manage project budgets, including hard and soft costs, contingencies, and cash flow forecasting. Review and approve change orders, requisitions, invoices, and billing documents to ensure accuracy and cost control. Track Construction Manager contingency usage, project allowances, and maintain transparency in project financials. Collaborate with leadership to establish, enforce, and refine project controls, policies, and procedures that align with departmental standards. Develop and regularly update master project schedules using project management software (e.g., Primavera P6, MS Project). Monitor progress against milestones, assess contractor updates, and proactively identify and mitigate schedule risks. Track and manage project action items and issues throughout the life cycle to ensure timely resolution. Review submittals and mark up construction documents to ensure adherence to ownership standards. Conduct regular site inspections to verify quality, compliance, and adherence to project specifications. Manage the punch list process to confirm workmanship and resolve deficiencies before final acceptance. Oversee project closeout procedures, including warranties, final documentation, and lessons learned tracking. Utilize project management platforms (e.g., Procore, Bluebeam, Primavera P6, MS Project) to track progress, manage documentation, and collaborate effectively. Maintain accurate and up-to-date project records and reports to ensure transparency across stakeholders. Leverage data analytics to identify performance trends, forecast potential issues, and support data-driven decision-making. Document and update Lessons Learned across projects to promote continuous improvement. Manage relationships with municipalities, regulatory agencies, and authorities having jurisdiction (AHJs). Ensure timely acquisition of all required permits, approvals, and inspections to maintain compliance with applicable codes and regulations. Oversee the FF&E procurement process, ensuring timely delivery and alignment with project budgets and design intent. Collaborate with procurement and design teams to resolve issues and streamline coordination across vendors. Be available for evening and weekend work during critical project phases to maintain progress and meet milestones. Qualifications

Bachelor's degree in Architecture, Engineering, Construction Management, or a related A/E/CM field. 7-10 years of experience in construction management, architecture, engineering, or ownership entities, including at least 3 years in a Senior Project Manager or comparable leadership role. Proven track record managing large-scale, ground-up residential and/or commercial developments. Proficiency in construction management software (e.g., Procore) and advanced Microsoft Excel and Bluebeam skills. Strong leadership and team management abilities with experience guiding multi-disciplinary teams in a fast-paced, dynamic environment. Exceptional attention to detail, organizational capability, and commitment to producing accurate, high-quality work. Excellent communication, collaboration, and problem-solving skills with the ability to interact effectively across all project stakeholders.

Location: The position is currently based in New York/New Jersey Metro Area and expected to be in office 5 days a week.

Compensation: The expected salary range for this position is $160,000-$200,000, depending on experience and qualifications.
