Position Overview The
Senior Project Manager (SPM)
is responsible for leading large‑scale commercial and multifamily construction projects valued at
$30 million or more
from preconstruction through closeout. The SPM oversees all project phases, ensuring quality, schedule, budget, and safety objectives are met. This role requires exceptional leadership, communication, and technical expertise in complex construction delivery.
Key Responsibilities
Lead and manage all aspects of assigned construction projects from concept through completion.
Develop and maintain project execution plans, schedules, and budgets.
Direct project teams, including project engineers, superintendents, and subcontractors.
Oversee procurement, contract administration, and cost control processes.
Ensure strict adherence to company policies, procedures, and safety standards.
Establish, monitor, and control project budgets exceeding $30M.
Review and approve cost reports, change orders, pay applications, and forecasts.
Identify and mitigate financial risks, ensuring profitability and adherence to contract terms.
Collaborate with accounting and finance teams for accurate project reporting.
Scheduling & Coordination
Create and manage master project schedules with critical path analysis.
Coordinate with design teams, consultants, and owners to maintain progress and resolve conflicts.
Anticipate and proactively manage schedule impacts due to design changes, permitting, or material delays.
Client & Stakeholder Relations
Serve as primary client contact, maintaining strong, professional relationships.
Lead regular project meetings and provide transparent communication on progress, issues, and milestones.
Represent the company in negotiations, presentations, and closeout reviews.
Quality, Safety & Compliance
Champion a safety‑first culture on‑site and enforce compliance with OSHA and company standards.
Ensure all work meets quality expectations, building codes, and contract documents.
Oversee punch list completion, commissioning, and turnover documentation.
Team Development
Mentor and coach project engineers and assistant project managers.
Promote collaboration and professional growth within the project team.
Support recruiting and training initiatives for project management staff.
Qualifications Education & Experience
Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or related field.
Minimum
10–15 years
of experience in commercial and/or multifamily construction management.
Proven track record managing
ground‑up projects exceeding $30 million
in contract value.
Experience with various delivery methods (CMAR, Design‑Build, GMP, Lump Sum).
Technical Skills
Proficiency with
Procore, Bluebeam, Primavera P6, MS Project, and Excel .
Strong understanding of construction means and methods, cost controls, and value engineering.
Ability to read and interpret complex plans, specs, and contracts.
