Founded in 2010, Core is a vertically integrated real estate investment manager focused on acquiring, developing and managing across the student housing and build-to-rent ("BTR") sectors. The Area Property Manager is responsible for leasing administration, training, financial reporting, resident relations, marketing, and overall operations of the properties they are assigned. The Area Manager will stay in constant communication with site staff and provide supervision and support as required for site personnel.

What You Will Do

Operational Management

Oversee day-to-day operations of multiple properties, ensuring consistency in processes and procedures across the portfolio. Analyze property performance metrics, including occupancy rates, NOI, and leasing trends, to identify opportunities for improvement. Ensure properties comply with all local, state, and federal regulations, as well as company policies and standards. Team Leadership

Recruit, train, and mentor property management teams, fostering a culture of collaboration and performance excellence. Conduct regular site visits to provide guidance and support to on-site teams. Monitor staffing needs and assist in hiring and onboarding new team members. Financial Oversight

Develop and manage budgets for each property, ensuring financial goals are met or exceeded. Approve and monitor property expenditures, ensuring alignment with budgetary guidelines. Identify areas to optimize operational expenses and property revenue, propose and implement with assistance from regional manager. Leasing and Marketing

Support property teams in achieving leasing goals, including pre-leasing and lease-ups for new developments. Collaborate with marketing teams to implement effective advertising strategies. Proactively propose course corrective strategy when the property or market falls short of goals or prior year performance. Implement corrective action with assistance from regional manager. Resident Experience

Ensure properties provide an exceptional living experience by maintaining high standards for customer service, cleanliness, and safety. Address escalated resident concerns and complaints in a timely and professional manner. Assist in overseeing Vendor, Tenant, and University Relations Maintenance and Facilities

Work closely with maintenance teams to ensure properties are well-maintained and repairs are completed promptly. Monitor preventative maintenance schedules and capital improvement projects. Other

Perform all other duties and tasks as assigned by management Must be able to complete all physical requirements of this role with or without a reasonable accommodation Complete special projects as assigned by the Regional Manager Ideally, You'll Have

High School graduate; college degree preferred but not required. Minimum 6 years of experience in property management or related fields, with at least 2 years of multi-property experience. Exceptional leadership skills with a proven ability to motivate and guide teams. Proficient in Microsoft Office/Google Suite and Windows and/or Apple operating system You'll crush it if you have experience with

Student Housing operations experience. Experience with Entrata and Yardi Software(s). Strategic portfolio management and cross-property leadership. Preferred industry experience Preferred Software Experience
